Since the address is published down to the lot number, we started by using lot annotations to fix the position on the map. The source listing had reached its access limit for the day, so photos were taken from the same property listed elsewhere.
What We Could Not Confirm
- Frontage is a 4.00 m designated-position road to the west, and the listing carries no private road burden field. Whether a share of that road is included in the 400.42 sqm land area is unconfirmed. If it is (assuming a 30 sqm share), the effective land area is 370.42 sqm and the assessed ratio 81.05%. Confirm the road share in the important matters explanation.
- About 54% of the assessment sits in the new building. Building assessment erodes by one twenty-second of replacement cost each year, so the longer the hold, the more the land value has to carry. The land alone accounts for 38.8%.

Land 400.42 sqm, total floor area 528.86 sqm, wooden three-storey with 12 units (all 1LDK, 36.45 to 42.10 sqm each). Completed in 2026, with a projected annual income at full occupancy of 15.98 million yen and a gross yield of 6.20%.
The assessed ratio is 83.96%, made up of 100.10 million yen of land and 116.34 million yen of building. The inheritance-tax roadside land value for fiscal 2026 is 250,000 yen/sqm (roadside value map 31176), which across 400.42 sqm gives 100.10 million yen. The building takes the wooden replacement cost of 220,000 yen/sqm against 528.86 sqm of floor area, and at zero years old with 22 of 22 years of useful life remaining it carries the full 116.34 million yen. The 216.45 million yen total is 83.96% of the 257.8 million yen price.
The land alone accounts for 38.8% of the price, so the majority of the assessed value sits in the new building. Building assessment erodes as the structure ages, which is worth keeping in mind when thinking about the exit.
Locating the plot took some care. Amanuma-cho 2-chome spans six roadside value map sheets, with bands ranging from 190D to 270D — a 40% spread. We geocoded the full address including the lot number, then scanned all six sheets and found the lot annotation "233-10" at the western edge of sheet 31176. Annotations for 225, 226, 228-2, 230, 234-2 and 236-1 sit in the same block, and since the address API returns the same block reference point for all of them, the block matches the property's location. We then derived the map scale independently from two other blocks on the same sheet, confirmed they agreed, and verified against a third block with an error of 15 to 17 m. The value taken is the 250D on the north-south road bordering lot 233-10 to the west, consistent with the listed "direct frontage onto a 4.00 m designated-position road to the west" and the westerly main aspect noted elsewhere.
On sensitivity: taking the 230D on the east and south sides of the block still gives 80.86%, and the 245D one street north gives 83.19%. The only way below 80% is the 220D one or two blocks away (79.30%), and no road bordering this block is 220D or lower. The roadside value has risen three years running: 235,000 yen in 2024, 240,000 in 2025 and 250,000 in 2026.
For photos we used six exterior and street-frontage shots from the same property listed elsewhere. The frontage road is asphalt with a concrete gutter, and the concrete apron on the site sits almost flush with the gutter top. The height difference between road and site is the kerb alone, roughly 0.05 to 0.10 m, with no step and no stepped access. The eastern boundary is a three- to four-course block wall with a fence above, but the ground is at much the same level on both sides, so it does not function as a retaining wall. National elevation data across 14 points on the site, the frontage road and the neighbouring plots reads 12.9 to 13.3 m, a range of 0.4 m across roughly 90 sqm.
One caution: the frontage is a 4.00 m designated-position road to the west. The listing has no private road burden field, so whether a share of that road is included in the 400.42 sqm remains unconfirmed. If a 30 sqm share were included, the effective land area would be 370.42 sqm and the land assessment 92.60 million yen, giving 81.05%. Either way it stays above 80%, but this belongs on the list for the important matters explanation.
