This listing carried no site photographs at all. With nothing to confirm from images, we read four roadside price map sheets and filled in what we could with elevation data from the Geospatial Information Authority. What could not be confirmed is written out rather than omitted.
What We Could Not Confirm
- With no site photographs at all, the presence of a retaining wall, a step down from the frontage road, stepped access, a flagpole shape and any level difference with neighbouring land are all undetermined. The elevation data shows flat ground, but steps created by grading and block work along a boundary do not appear in elevation data. On-site confirmation is needed.
- Because building conditions are attached, the land cannot be bought on its own. A construction contract with the seller is a precondition, and the total cost is the land price plus the building price. Any yield calculation for investment purposes has to be run on that total.
- A minimum site area is stipulated, but the figure was cut off in the listing display and could not be retrieved. As it bears on future subdivision, confirmation with the local authority or the seller is needed.
- Because a wall setback is stipulated, the 60% building coverage cannot be used as it stands. The floor area actually buildable is smaller than the figure suggests, and the setback distance is not given in the listing.

A 11,900,000 yen plot of land in Izumidai 3-chome, Ageo, an 18-minute walk from Okegawa Station on the JR Takasaki Line. The land is 127.07 sqm (registry, 38.43 tsubo) and is currently vacant. It is "Lot 1" of a nine-lot development.
The conditions field reads "building conditions attached". A construction contract for a custom-designed house from the seller, Yamada Homes Co., Ltd., is a precondition, so the land cannot be bought on its own. For an investment assessment, the premises are that the land cannot be acquired separately and that the building price comes on top.
The assessed ratio is 96.1%. The inheritance-tax roadside land price for 2026 is 90,000 yen/sqm, which against 127.07 sqm gives 11.43 million yen. Being vacant land, there is no building assessment. The roadside price moved from 88,000 yen in 2024 to 89,000 yen in 2025 and 90,000 yen in 2026.
Izumidai 3-chome straddles four roadside price map sheets — 38114, 38115, 38122 and 38123 — and the town name appears on all four. Calibrating on the sheets using block symbols did not produce consistent horizontal and vertical scales, so rather than fixing a single road we judged on the band across the whole town. Access roads across the four sheets run from 87D to 94D, and we took the conservative 90,000 yen/sqm as the representative value. At the bottom of the band, 87,000 yen/sqm, the ratio is still 92.9%; at the top, 94,000 yen/sqm, it is 100.4%; and even at 85,000 yen/sqm, the lowest value in adjoining Izumidai 2-chome, it is 90.8%.
The frontage is a two-road corner lot: a 17.9 m public road on the east (with a 4.4 m footway) and a 6.0 m development road on the south. Private road burden and setback both read "-". Statutory restrictions include wall setback, shadow regulation, and maximum and minimum site area limits. Because of the wall setback the 60% building coverage cannot be used in full, so the buildable footprint is smaller than the figure suggests. The minimum site area figure itself was cut off in the listing display and could not be retrieved.
Zoning is Category II residential with 60% building coverage and 200% floor area ratio; the land category is residential and it lies in an urbanisation promotion area. Water, sewerage and city gas are in place. There is no mention of a cliff ordinance, no-rebuild restriction or proviso road.
Note that while the nearest station, Okegawa, is in Okegawa City, the property itself is in Ageo.
In place of site photographs we measured the terrain using the Geospatial Information Authority's 5 m laser survey data. The property coordinates sit at 17.6 m elevation, the four compass points at 30 m radius read 17.2-17.5 m, and at 60 m radius 17.0-17.7 m, giving a maximum difference of 0.7 m across a 120 m square. It is flat ground with no room for a metre-class step or retaining wall. Measurement is not a substitute for photographs, however.
