How We Checked This Property

This listing had no exterior photographs and no coordinates in its HTML. We narrowed the position by calibrating block symbols on the roadside price map against Geospatial Information Authority coordinates, then cross-checked the block against the stated walking time and the distances to nearby facilities.

On-site check from photos

We opened all ten listing images and found no photographs of the exterior, the frontage road or the boundaries. They are one combined floor and site plan, one shot of Tsuruse Station and eight surrounding-area shots. The property is owner-occupied, which appears to be why the exterior was withheld; this is not a retrieval failure. We could not find the same property on other sites either. As a result, the presence of a retaining wall, a step down from the frontage road, stepped access and whether the structure is a party-wall building are all undetermined.

On-site check from photos

In place of photographs we measured six blocks in Hazawa 2-chome using the Geospatial Information Authority's 5 m laser survey data: block 1 at 19.9 m, block 3 at 19.0 m, block 6 at 19.1 m, block 9 at 20.5 m, block 10 at 20.5 m and block 13 at 20.3 m. Within 30 m of blocks 3 and 9, where the property sits, readings stay between 18.7 and 20.7 m. Local level differences are under 0.4 m and the whole town is a flat plateau. That said, this is not a substitute for photographs. Steps created by grading and block work along a boundary do not appear in elevation data.

Locating the road price

Because the listing HTML contained no coordinates for the property, we narrowed the position by calibrating the block symbols on roadside price map sheet 26212 against coordinates from the Geospatial Information Authority address API. Block 13 sits at x=370 px on the sheet and block 3 at x=1490 px; the real distance of 257 m between them corresponds to 268.8 pt, a scale of about 0.96 m/pt. With that calibration the predicted position of block 9 at x=747 px matched the measured 750 px within 3 px, so we judged the two-point calibration on the same sheet to hold. The property itself we placed near block 3 or block 9, from three distances: 1,120 m to Tsuruse Station (a 14-minute walk), 320 m to Tsuruse Elementary School and 160 m to the supermarket. Blocks 1 and 10 work out at 12-13 minutes from the station and blocks 13 and 6 at 15-16 minutes, neither matching the stated 14 minutes.

Within Hazawa 2-chome on sheet 26212, 150D is the most common at six roads, followed by 145D at four, 155D at two, and a single 140D at the north-western edge. We took the modal 150,000 yen/sqm as the representative value. At 145,000 yen/sqm the ratio is 85.6%, at the lowest value in the town, 140,000 yen/sqm, it is 83.5%, and at 155,000 yen/sqm on the eastern side it is 89.7%. The roadside price needed to reach 80%, 131,360 yen/sqm, is below every roadside price in the town, so the conclusion holds whether the property is at block 3 or block 9. Across the three years every road rose by a uniform 5,000 yen/sqm annually. The leasehold ratio symbol is D (60%).

Effective land area

We used the listed land area of 116.48 sqm (registry) as the effective residential area. Private road burden and setback both read "-". The note "1/13 share of a 5.00 sqm refuse point" expresses the share as a fraction, and the remarks state explicitly that it is separate from the listed land area, so no deduction was made. The site plan also shows the property fronting directly onto the 4.2 m public road to the north and the 6.0 m public road to the east as a corner lot, with no flagpole strip or sloped portion.

Rights and restrictions
