About This Property
A used detached house in Kamiaoki 2-chome, Kawaguchi, a 19-minute walk from Hatogaya Station on the Saitama Railway. The line runs through onto the Tokyo Metro Namboku Line, so Oji, Iidabashi and Nagatacho are reachable without changing trains. The zoning is quasi-industrial, but in the listing photographs the immediate streets read as an ordinary residential area of detached houses, with a food supermarket and several restaurant chains gathered along Tenjinbashi-dori.
The land is 100.17 sqm and the floor area 91.06 sqm, a two-storey wooden 3LDK priced at 36.5 million yen. Built in April 2019, the house is seven years old. Against the 22-year statutory service life our method uses for wooden buildings, 15 years remain, so the building carries a value of 13.65 million yen — a little over four tenths of the total assessment. That makes this a different animal from the older land-value purchases we usually cover: here the remaining life of the building is doing much of the work.
We examined the frontage and exterior shots among the 35 listing photographs. The 6 m public road to the north is flat asphalt and there is no step up into the carport. The entrance porch sits two or three steps above grade, a difference of roughly 0.35 to 0.45 m, short of the 1 m retaining height we use as an exclusion threshold. The boundary treatment — brick piers, a privacy fence and about one course of block — sits on ground that is level on both sides, so it is not retaining earth. The frontage is wide, this is not a flagpole lot, and the house stands clear of both neighbours rather than sharing a wall.
