Because that is well beyond the 22-year statutory service life for timber construction, our assessed valuation treats the building as worth nothing. The seller does not accept liability for non-conformity, and the listing itself states that the building is deteriorated. This property should be viewed on the assumption that repairs will be required after purchase.
Obukuro Station on the Tobu Isesaki Line is a 10-minute walk away. Kita-Senju is about 30 minutes and Tokyo Station about 45 minutes including a transfer. A supermarket is one to two minutes on foot, and a drugstore, primary school and post office are all within walking distance.
The land measures 72.73 sqm on the register, with a 9.0 m frontage, and meets a 4.0 m road on the west side along 9.0 m. There is no private road burden, the ground is level, and no setback is noted. The building is a two-storey timber house of 45.51 sqm with a 3SDK layout and a sunroom on the ground floor.
We initially suspected this might be a terraced house. In the single exterior photograph, the eaves and the balcony railing appeared to run continuously into the neighbouring dwelling on the left. Enlarging the floor plan resolved it: sliding windows are drawn on both the left and right end walls of the first floor. A party wall separating dwellings cannot contain openings, so windows on both sides rule out a terrace. Aerial imagery confirmed it — this is a standalone building with a brown tiled roof, while the neighbour to the north has a silver hipped roof and the one to the south a dark roof, each a separate structure. What looked continuous in the photograph turned out, on magnification, to be this property's own balcony and a reed screen.
Our assessed valuation uses the 2026 inheritance-tax roadside land value of 105,000 yen per sqm, giving a land value of 7.63 million yen against the asking price of 7.0 million yen — an assessed ratio of 109.1%. That roadside value has risen for three consecutive years: 97,000 yen per sqm in 2024, 100,000 in 2025 and 105,000 in 2026. The gross yield is 9.94% on the listed figures, but given the age of the building, expected repair costs should be set against that.
