How We Checked This Property
With no lot number published we narrowed the position by triangulating from two stations, and calibrated against lot annotations on the same 2026 valuation sheet before choosing a representative value. We opened five listing photographs and counted the boundary blocks against their standard dimensions to measure the retaining height.
What We Could Not Confirm
- The listing records frontage only as "one side", without direction or width. The photographs show the plot meeting a paved residential street with no step, but we could not confirm the width itself.
- With no lot number published, the exact position of the site is an estimate triangulated from two stations. The representative land value does not move within that margin of error, but a lot number would settle it.
- The property is vacant and the listing gives no rent or gross yield (enquiries only). Anyone treating it as an income property would need to establish an expected rent separately.
- This is unit 2 of "Tokorozawa Shimoyasumatsu Phase 3, two new houses"; Kenbiya's "2 units in total" refers to the development as a whole. The listing says nothing about the status of the other house.
- In a Category I low-rise exclusive residential zone at 50 per cent site coverage and 80 per cent floor area ratio, the ceiling on floor area is about 126.5 sqm. That leaves roughly 31 sqm over the current 95.64 sqm, so there is limited room to extend.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
A newly built detached house in Oaza Shimoyasumatsu, Tokorozawa City, a 15-minute walk from Higashi-Tokorozawa Station on the JR Musashino Line. Completed in May 2026, the two-storey timber house offers 158.13 sqm of land (about 47.8 tsubo) and 95.64 sqm of floor area as a 3LDK. Kiyose Station on the Seibu Ikebukuro Line is also 24 minutes on foot, giving a choice of two lines. The Category I low-rise exclusive residential zone allows 50 per cent site coverage and 80 per cent floor area ratio; the building sits small on its plot, with a full-width concrete apron providing parking for several cars. Against the 41.8 million yen asking price the assessed value comes to 95.7 per cent, made up of 18.97 million yen of land and 21.04 million yen of building. Because the house is new, none of the building value has yet depreciated, and the building accounts for 53 per cent of the total - the defining feature of this property. With a 22-year statutory life for timber construction, that building value falls by roughly 960,000 yen a year. It holds its assessed value differently from a land-heavy property, which is worth bearing in mind.
