Rather than repeating the listing, we traced every local road in Sengendai 2-chome on the 2026 rosenka map, examined three Kenbiya photos plus four site photos and the plot plan from the same property's SUUMO listing, and used the Geospatial Information Authority's 5 m elevation data to check for retaining walls and level differences.
What We Could Not Confirm

From Ageo Station it is a 6-minute bus ride to the Benzai-iriguchi stop and a 13-minute walk; Okegawa Station is about 3 km by car. The listing gives nearby facilities as Lawson Ageo Sengendai 3-chome (3 min walk), the Yaohiro Sengendai supermarket (6 min), Oishi Junior High School (13 min) and Oishi Elementary School (19 min). Zoning is Category 1 residential (partly Category 1 low-rise exclusive residential) with a 60% building coverage ratio and 180% floor area ratio (limited by the frontage road width), plus landscape-law regulations, a designated residential-land development regulation area, a maximum height limit, shadow regulations and a Building Standards Act Article 22 zone.
This is Building No. 1 of "KIP Ageo Sengendai Phase 2": a two-storey wooden 4LDK completed in March 2026 with a floor area of 105.16 sqm (surveyed) on 106.67 sqm of land (surveyed). Freehold, no private-road burden; the site fronts a 4.5 m public asphalt road on its south-east side only, and the plot plan shows a regular rectangle of 8.956 m frontage by about 11.9 m depth. Parking is two cars side by side outdoors; there is no built-in garage. The listing shows long-term quality housing certification, BELS, a design housing performance evaluation, Flat 35S eligibility and ZEH-level performance; the building confirmation number is HPA-25-13003-1, and the house is vacant and available for immediate handover. Kenbiya lists it as a rental house but gives no rent or yield; it is being sold as a single-family new build. The same property is listed on SUUMO (Home Trade Center Omiya, 35.99 million yen, price updated 14 September 2026) and Kenbiya (Suncity Home Omiya, 39.99 million yen); we use the lowest price of 35.99 million yen.
For the assessed value we traced every local road in Sengendai 2-chome on the 2026 rosenka maps (sheets 38139 and 38132) and took the most frequent figure, 115,000 yen/sqm (leasehold ratio D), as the representative value. Land comes to about 12.27 million yen and the zero-year-old building to about 23.14 million yen, a total of about 35.40 million yen, or 98.4% of the 35.99 million yen price. The lot number is not disclosed, so we cannot confirm whether the frontage road is in the 115,000 band or the neighbouring 110,000 band, but even at 110,000 yen/sqm the ratio is 96.9%, and at the highest band in the district (125,000) it is 100.6%; the conclusion does not change. At Kenbiya's 39.99 million yen price the ratio would be 88.5%.
In the three Kenbiya photos and SUUMO's four site photos and plot plan, the parking pad is level with the road (a kerb of about 10 cm), the entrance porch has three steps (about 0.5-0.6 m), the south-west boundary is a low wall of about 0.4-0.5 m with the ground level on both sides, and the north-east neighbour is also at the same level; we found no retaining walls, stair access or slopes. The Geospatial Information Authority's 5 m elevation mesh puts the surrounding blocks on flat ground at 17.3-18.5 m, and the terrace edge of Sengendai is not near the property. The lot is regular, not a flag lot and not a terraced house, but the rear (north-west) boundary does not appear in any photo and the site lies in a residential-land development regulation area, so any level difference there needs to be checked on site.
