Rather than reprinting the listing, we traced every district road in Kitazono-cho on four 2026 route-price map sheets, checked the plot plan and site photo on Kenbiya (HOME'S investment mirror) for a flagpole portion and the level relative to the road, and valued the new building from its floor area.
What We Could Not Confirm
- No lot number is given; the position in the eastern part of the district is inferred from distances to nearby facilities. Even the lowest band in the district, 155,000 yen, gives 81.5%, so the ratio does not fall below 80% with location.
- The property was unfinished at the time of listing, so the only site photo shows a vacant lot. The finished exterior and boundary treatment with neighbours have not been checked.
- If the registered floor area after completion differs from the listed 93.15 sqm, the building valuation and ratio will change.
- The route-price band of the fronting 6.0 m municipal road itself has not been identified.

A newly built detached house in Kitazono-cho, Kawaguchi City, a 16-minute walk from Higashi-Urawa Station on the JR Musashino Line. The flat residential area spreads along the west bank of the Shiba River; supermarkets such as Maruhiro Store, York Mart, Maruetsu and the fishmonger Kakujo Gyorui are within a few minutes' walk, and Zaike Elementary and Junior High Schools are about 600 m away. From Higashi-Urawa it is one stop to Minami-Urawa, with a change to the Keihin-Tohoku Line for central Tokyo.
This is unit 1 of a two-unit development. The land is a regular 93.95 sqm plot fronting a 6.0 m municipal road directly on the north, with no private-road burden or flagpole portion. The building is a two-storey wooden 4LDK (15.8-mat LDK and four bedrooms) with 93.15 sqm of floor area, scheduled for completion in August 2026 and not yet complete at the time of listing. Freehold, category-1 low-rise residential zone (60% coverage, 100% floor-area ratio), one car space, city gas, mains water and sewer.
For the assessment we traced every district road in Kitazono-cho on the 2026 route-price maps; 170,000 and 175,000 yen/sqm appeared almost equally often, so we took the lower, 170,000 yen (170D). Land of about 15.97 million yen plus the new wooden building valued at about 20.49 million yen (replacement cost 220,000 yen/sqm) gives about 36.46 million yen, 84.8% of the 42.99 million yen price. The same road rose from 155,000 yen in 2024 to 160,000 in 2025 and 170,000 in 2026, up 9.7% in two years.
Note: no lot number is given; the position in the eastern part of the district near the Shiba River is inferred from distances to nearby facilities. Even the district's lowest band of 155,000 yen gives 81.5%, and 175,000 gives 85.8%, so the conclusion does not depend on the exact location.
