How We Checked This Property

We checked the fiscal 2026 route price map, all 10 listing photos and the floor plan to decide which route price to use as representative, look for retaining walls or height differences, and see whether the house is joined to its neighbors. The listing gives no road access details.

Locating the road price

On the fiscal 2026 route price map (sheet 26216), the local streets of Kamisawa 1-chome range from ¥140,000 to ¥160,000/㎡; ¥155,000/㎡ appears on eight of them, the most of any value, so we adopted it as the representative value. Block 7, where the property is, is bordered by roads of ¥155,000/㎡ to the west, ¥160,000/㎡ to the north and ¥175,000/㎡ (the main road toward Tsuruse Station) to the east, but we could not identify the front road from the photos or aerial imagery. The main-road values of ¥165,000–175,000/㎡ were excluded. Even the lowest value in the area, ¥140,000/㎡, gives an assessed ratio of 131.5%. The ¥155,000/㎡ road on the west side of block 7 was ¥145,000/㎡ in 2024, ¥150,000/㎡ in 2025 and ¥155,000/㎡ in 2026.

On-site check from photos

We checked all 10 listing photos (2 exterior, 1 floor plan, 7 interior). The front road is flat asphalt, and the garden behind the block wall along the road (about 1.2–1.4m tall) is at road level, so the wall does not retain soil. The entrance is one step up, and both neighboring lots are at the same level. GSI elevation data also shows no height difference of 1m or more nearby. The house stands close to its neighbors, but we judged it to be a detached building rather than a row house: there are gaps to the neighboring houses on both sides, the eaves of the gabled roof end at both sides, there is a downpipe on the right side, the floor plan shows windows on the outer walls of the Japanese rooms on both floors, and an interior photo shows a corner room with windows on two sides. The rear boundary does not appear in the photos.

Building valuation assumptions

The building is a two-story wooden 4K house of 61.20㎡ built in March 1973 (53 years old). It is past the 22-year statutory useful life for wooden buildings, so the building is valued at ¥0.
