It is a 16-minute walk to Shiki Station on the Tobu Tojo Line, 20–22 minutes to Asakadai Station on the same line, and 20 minutes to Kita-Asaka Station on the JR Musashino Line. According to the listing's nearby-facilities section, Direx Miyado and Drug Ace Asaka Miyado are each about 480 m away and FamilyMart Asaka Miyado 550 m; the nearest convenience store is 7-Eleven Shiki Ohara (about 390 m), across the city boundary in Shiki. For the A-Colle supermarket and the restaurants, straight-line distances from the centroid of Miyado 2-chome (obtained from the GSI address search) to the positions registered on OpenStreetMap are about 280 m to A-Colle, about 210 m to Sukiya Asaka Asashigaoka, about 340 m to Midouen and about 660 m to the soba restaurant Ichiriki. We confirmed that all six facilities listed in this article are in Asaka.
The asking price is 17.8 million yen for 96.99 ㎡ of land (freehold, registered as residential land) with no builder requirement. Zoning is Category 1 Mid/High-rise Exclusive Residential with 60% building coverage and a designated floor area ratio of 200%, but the 4 m width of the private road in front limits the effective floor area ratio to 160%. For the road price we used 175,000 yen/㎡ (leasehold ratio D) for 2026, the most common value on the internal streets of Miyado 2-chome; no street in the district is lower. The same street moved from 165,000 yen (2024) to 170,000 yen (2025) to 175,000 yen/㎡ (2026). To value only the usable building land, we deducted the 15 ㎡ pole and valued the land on an effective area of 81.99 ㎡; without this deduction the assessed ratio would be 95.4%. The co-owned share of the private road is a separate parcel expressed as a fraction, so no area was deducted for it. ⚠️ The private road that the lot reaches through the pole has no road price of its own, and the 175,000 yen/㎡ is borrowed from the surrounding streets. The assessed ratio of 80.6% leaves little margin: it would fall below 80% if a specific road price below about 173,700 yen/㎡ were set for the private road, or if the actual area of the pole exceeded about 15.6 ㎡.
In the ten on-site photos in the listing, both sides of the pole are three to four courses of concrete block topped with a fence, retaining about 0.6–0.8 m. The boundaries of the effective building land (the parking lot at the back and the houses on the left and right) are two to three courses of block with a fence, with the ground at almost the same level on both sides. All are under 1 m; there is no retaining wall, step up from the road, stairs or slope, and the entrance of the pole is level with the private road. We recommend confirming with the broker the type of the private road and whether a share is included, consent for passage and excavation, and the measured width (about 2.1 m as read from the lot plan) and area of the pole.
