How We Checked This Property

Because the address is given only to the oaza level, we first confirmed from the listing map position and the zoning entry that the site lies in a route-price area, then checked the figures against the fiscal 2026 route price map, the lot plan and seven site photos from another listing of the same property.

Locating the road price

Oaza Kasahata spans ten sheets of the route price map and also includes parts of the urbanization control area (multiplier area). Checking the zoning in the listing (Category 1 Medium-to-High-Rise Residential Zone, urbanization promotion area) against the listing map position, we confirmed on the fiscal 2026 route price map (sheet 26077) that the road on the east side of the property carries a route price. Around the property, local roads are 69,000 yen/㎡ on four sections, 70,000 and 71,000 yen on two sections each, and 76,000 yen on three sections nearer the main road; we took the most common value, 69,000 yen/㎡ (leasehold ratio D). The road on the east side that the lot faces is 76,000 yen/㎡. On the same route the price went from 67,000 yen in 2024 to 68,000 yen in 2025 and 69,000 yen/㎡ in 2026.

Effective land area

The listings show 133.56 ㎡ (surveyed) and 133.64 ㎡ (registered) for the land, and we used the smaller figure. Because this is a flag-shaped lot, the pole section is excluded from the valuation. The pole width of about 2.7 m and length of about 14.3 m (about 38.61 ㎡) are estimates read from the lot plan after calibrating the scale with its side lengths; another measuring method gives 34 to 41 ㎡. The effective site area after the exclusion is about 94.95 ㎡.

On-site check from photos

We checked seven photos of the front road, exterior and surroundings, plus the lot plan, from another listing of the same property. The paved road on the east side (about 4 m) and the lot are at the same level with no step. Lot boundaries are two to three courses of concrete block with mesh fencing, with a ground difference of about 0.2 to 0.3 m. No retaining wall, stairs or slope was seen, and the house is detached, not a row house.

Building valuation assumptions

A two-story wooden house with 94.19 ㎡ of floor area, scheduled for completion in October 2026 and not yet finished. The listing shows a building confirmation number and a Long-Life Quality Housing and ZEH-level label; we valued it as a new house with its full statutory useful life remaining.

Rights and restrictions

The front road is designated under Article 42(2) of the Building Standards Act and is shown as about 4.0 m wide on the lot plan, so no setback area was deducted. The registered land category is farmland, but because the lot has been prepared and construction is under way, no land preparation cost was deducted either. The floor area ratio is 200% in one listing and 160% in another, which appears to reflect the front road width limit.

What We Could Not Confirm

  • The north and west boundaries of Unit A, at the back of the flag lot, are not shown head-on in the photos, so the height difference with neighboring lots and the height of any earth-retaining structure could not be confirmed. Based on the other boundaries we estimate it is under 1 m, but the GSI elevation data predates the site preparation, and an on-site check is needed.
  • The width and length of the pole section are estimates read from the lot plan; the listings give no measured dimensions. If the pole area is between 34 and 41 ㎡, the assessed ratio would be about 90.7% to 92.3%. The exact area should be confirmed with a land survey map or similar document.
  • The width of the Article 42(2) front road comes from the lot plan (about 4.0 m); the measured width and whether a setback is required cannot be determined from the listings.
  • The floor area ratio is shown as 200% in one listing and 160% in another. The registered land category is farmland, and the listings do not show when it will be changed to residential land. Both points need to be confirmed with the agent.

On the same route the price moved from 67,000 yen in 2024 to 68,000 yen in 2025 and 69,000 yen/㎡ in 2026, a rise of about 3.0% over two years. ⚠️ The pole section of the flag lot (estimated at about 38.61 ㎡) is excluded from the valuation, which uses an effective site area of about 94.95 ㎡. The pole dimensions (about 2.7 m wide and 14.3 m long) are estimates read from the lot plan; without excluding the pole section, the assessed ratio would be 100.1%. The building is valued as a new house not yet completed.

In short, this is a new detached house within walking distance of Matoba Station, and even with the pole section excluded, the assessed value of land and building comes to roughly 90% of the price. On the other hand, the flag-shaped lot, the Article 42(2) front road, the differing floor area ratio figures between listings, the north and west boundaries at the back of the lot that could not be confirmed in the photos, and the unfinished construction are points to check with the agent or on site.
