How We Checked This Property
Rather than repeating the listing as is, we checked the representative route price, land area and road access against the fiscal 2026 route price map, the 10 listing images and the Kenbiya, SUUMO and HOME'S listings.
What We Could Not Confirm
- The lot number is not disclosed, so the position was estimated from the coordinates on the listing map. Local streets around the adopted 81,000 yen/m² range from 77,000 to 84,000 yen/m², which puts the assessment ratio at about 86.4–88.8%.
- None of the listings state the private-road burden area or whether a share of the 4 m private road to the north comes with the property. Consent for passage and excavation and any ownership share need to be confirmed with the agent.
- The boundary with the west (rear) neighbour does not appear in any photo, so any level difference or retaining structure there is unconfirmed. It needs to be checked on site or with the agent.
- The listings differ on the land area (151.94 m² vs 152.15 m²) and the layout (3LDK plus storeroom vs 4LDK). The area should be confirmed with a survey map or similar document.
- The yield and expected rent are undecided and not stated, and the house is currently vacant (never occupied). The achievable rent would need to be checked separately if it is to be let.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
This is a newly built detached house in Oaza Hasunuma, Minuma Ward, Saitama City. Owada Station on the Tobu Noda Line is a 20-minute walk (1,600 m per the listing), and the listing also gives a route from JR Omiya Station: 33 minutes by bus to the "Owada Maehara" stop, then a 10-minute walk. The area is a Category 1 low-rise residential zone. Per the HOME'S listing, FamilyMart Saitama Hasunuma is 580 m away, Yaoko Omiya Hasunuma and Kusuri no Aoki Hasunuma are 1,090 m, DCM Saitama Hasunuma is 1,340 m, Otani Junior High School is 1,100 m and Owada Elementary School is 1,200 m. In the nearby places below, the three shops use the listing's distances and the three restaurants use straight-line distances from the property position on the listing map.
The land is freehold; its area is 152.15 m² on Kenbiya and 151.94 m² on SUUMO (both stated as surveyed). It is a corner lot bordered by a 4 m public road to the east and a 4 m private road to the north, with a corner cut-off at the northeast and a regular shape in the lot plan. The building is an unoccupied two-storey wooden house completed in June 2026, with 117.61 m² of floor area laid out as 3LDK plus a storeroom (17.7-tatami LDK; Western-style rooms of 10, 7.5 and 5.7 tatami; a 7-tatami storeroom; pantry; walk-in shoe closet). Another agent's SUUMO listing describes it as 4LDK. It is the only unit in the development and can be handed over immediately. Parking is outdoors for three cars side by side; there is no built-in garage. Utilities are public water, public sewer and city gas, with a 3-star energy-saving rating (20% reduction) and insulation grade 5. Zoning is Category 1 low-rise residential (60% building coverage, 100% floor area ratio), and the SUUMO listing also cites Landscape Act controls, a residential land development regulation area, a 10 m height limit and the Act on Special Measures concerning Urban Reconstruction.
The price is 43.49 million yen, the same on Kenbiya, SUUMO and HOME'S. For the fiscal 2026 route price, the local streets in the southern block of Oaza Hasunuma split evenly among 81,000, 82,000, 83,000 and 84,000 yen/m², so we adopted the lowest of these, 81,000 yen/m². Fiscal 2024 and 2025 were both 78,000 yen, so fiscal 2026 is up about 3.8%. The road the house fronts on the east is 83,000 yen/m², which would give about 88.5%, and even the lowest band in the block, 77,000 yen/m², gives about 86.4%. The land is valued on the smaller listed area of 151.94 m²; 152.15 m² would give about 87.83%. As a new build, the building is valued at the full 22 remaining years of the 22-year statutory useful life for wood and makes up about two-thirds of the assessed value; that portion declines year by year. Kenbiya lists it in its detached rental house category, but the yield and expected rent are undecided and not stated, and the house is currently vacant (never occupied).
In the exterior photos, the east public road (asphalt, with a gutter and curb) sits at nearly the same level as the site, with a curb step of about 10–15 cm, and the north private road (gravel in the photos) is also level with the site. The south neighbour is separated by one course of concrete block (about 0.2 m) and a mesh fence, with matching ground levels on both sides. We saw no retaining wall, stepped access or slope, and it is neither a flag-shaped lot nor a terraced house. ⚠️ None of the listings state the private-road burden area or whether a share of the north private road comes with the property. The site fronts the east public road directly, but consent for passage and excavation on the private road and any ownership share should be confirmed with the agent. ⚠️ The west (rear) boundary does not appear in any photo, so any level difference or retaining structure there is unconfirmed. ⚠️ The lot number is not disclosed, and the position was estimated from the coordinates on the listing map.
