The Kenbiya listing only showed model photos, so we checked the on-site photos and lot plan in the SUUMO listing of the same property against four sheets of the 2026 route price maps to confirm the size of the access strip and the route price band.
What We Could Not Confirm
- The extent of the TEPCO easement (about 80 m² is our reading of the lot plan) and any restrictions on extensions or structures are not stated in the listing and need to be confirmed with the agent.
- The route price band of the road the lot fronts has not been identified. If it is the ¥170,000/m² band along the viaduct the assessed ratio would be about 83.9%; if it is the ¥150,000/m² band to the south, about 78.9%.
- The area of the access strip is estimated from the dimensions on the lot plan. If a survey shows it exceeds about 17.5 m², the assessed ratio falls below 80%.
- SUUMO's other restrictions mention an 'Urban Renaissance Special District', a designation not normally seen in a Category 1 Low-Rise Exclusive Residential Zone; whether this entry is correct needs to be confirmed with the agent.

A newly built detached house in Higashihashimoto 4-chome, Midori Ward, Sagamihara, a 19-minute walk (another listing of the same property says 18 minutes) from Hashimoto Station on the JR Yokohama, JR Sagami and Keio Sagamihara lines, and a 15-minute walk from Tamasakai Station on the Keio Sagamihara Line. It sits in a residential area along the elevated Keio Sagamihara Line and is lot No. 7 of an eight-lot development. The listing's neighbourhood section gives about 355 m to a 7-Eleven, about 400 m to a Sundrug and about 455 m to THE BIG.
The house was completed in May 2026 and has never been occupied. It is a two-storey wooden building (slate roof) with 96.99 m² of floor area and a 2LDK plus storeroom layout. The listing states it is a certified long-life quality house with seismic grade 3 plus damping units, insulation grade 5, solar panels and an EV charger. The land is 140.3 m² of freehold in a Category 1 Low-Rise Exclusive Residential Zone (building coverage 50%, floor area ratio 80%). It faces a 6.0 m public road (paved) on the northeast side; on the lot plan it meets the dead end of that road through a short access strip about 2.7 m wide.
⚠️ Part of the lot is subject to a TEPCO (Tokyo Electric Power) easement; reading the lot plan, about 80 m² on the southeast side falls within it, and a transmission tower stands nearby. The restricted area under the power line is not deducted in the assessment, so the assessed value is on the high side. Whether the easement limits how the building can be used or extended needs to be confirmed with the agent.
For the assessment we use ¥165,000/m², the most common value on the block roads of Higashihashimoto 4-chome in the 2026 route prices (up 10% in two years from ¥150,000/m² in 2024 and ¥155,000/m² in 2025), applied to 131.1 m² after removing the access strip of about 9.2 m². As a new wooden house the building still carries value, and the assessed ratio against the ¥52.0 million price (another listing of the same property asks ¥53.8 million) is about 82.6%. If the roads on the chome boundaries are also counted, four values tie, and the lowest, ¥145,000/m², would give about 77.6%. Estimating the access strip generously at about 30 m² gives about 76.0%. The road the lot fronts appears to be in the ¥170,000/m² band, which would give about 83.9%, but this is not confirmed.
