How We Checked This Property
The Kenbiya listing only had a floor plan and a lot plan, so we checked the road access and level differences using site photos from another listing of the same property, and counted the block roads in Kamidaira 3-chome on five FY2026 route price map sheets.
What We Could Not Confirm
- The boundary with the neighbor at the back (northeast) is not shown in the photos, so the level difference and any earth-retaining structure could not be checked.
- The Kenbiya listing describes the current status as "not yet completed". The completion and handover schedule needs to be confirmed with the agent.
- Another listing notes a quasi-fire prevention district and restrictions under the Civil Aeronautics Act. The specific details of the restrictions are not given in the listings.
- The yield is listed as undetermined, and no expected rent is given.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
A newly built two-story wooden detached house (Building No. 1) in Kamidaira 3-chome, Fussa City, a 17-minute walk from Fussa Station on the JR Ome Line and a 16-17 minute walk from Hamura Station (15-17 minutes depending on the listing). According to another listing of the same property, Welcia Fussa Kamidaira is 420 m away, 7-Eleven Fussa Kamidaira 3-chome 466 m and Seiyu Fussa 1,137 m. Restaurants are measured in a straight line on OpenStreetMap from the representative point of the address block (Kamidaira 3-chome block 33): Kimitake is about 70 m away, the Chinese restaurant Daichuka about 350 m and the conveyor-belt sushi restaurant Totoyamichi Fussa about 350 m. These are not distances from the exact location of the property.
⚠️ This is a new build. The construction date is set to September 2026 as stated for completion, but the Kenbiya listing describes its current status as "not yet completed". The layout is 4LDK plus a walk-in closet, and the total floor area of 114.41 m² includes a 9.72 m² built-in garage on the first floor. It uses post-and-beam construction and has long-life quality housing certification, design and construction housing performance evaluations and a BELS rating, and a ground survey has been done. The land is 100.2 m² (one other listing of the same property states 100.32 m² surveyed; the smaller figure is shown), freehold, registered as residential land, in a Category 1 Low-rise Exclusive Residential Zone within the urbanization promotion area (building coverage 50%, floor area ratio 150%). It is a regular-shaped lot, 6.97 m wide and 14.68 m deep, facing a 6.0 m wide public road on the southwest, with no private road burden. Parking for two cars, public water, public sewerage and city gas. Another listing notes that the site is in a quasi-fire prevention district and subject to restrictions under the Civil Aeronautics Act.
The price is 39.8 million yen. The FY2026 route price is 125,000 yen/m² (120,000 yen/m² in 2024 and 125,000 yen/m² in 2025), and the assessed value ratio is about 94.7%. Because the building is a new wooden house with its full statutory useful life remaining, the building value is large, about twice the land value. As the value of a wooden building declines with age, the ratio will fall as the building gets older. Block roads in Kamidaira 3-chome are split almost evenly between 125,000, 140,000 and 150,000 yen/m², so the lowest of these, 125,000 yen/m², is used. Using 140,000 yen/m² would give about 98.5%, and even the lowest value in the district, 115,000 yen/m², gives about 92.2%. The yield is listed as undetermined, and no expected rent is given.
The Kenbiya listing only has a floor plan and a lot plan, so the site photos of another listing of the same property were checked. The front road and the site are at the same level, the boundaries with the neighbors on the left and right are low walls of two to three block courses, the ground on both sides is at the same level, and no retaining wall or stairway access is visible. The boundary with the neighbor at the back (northeast) could not be checked from photos, so anyone considering the property should confirm the level difference at the back, the completion and handover schedule, and the details of the aviation restrictions with the agent.
