This is a vacant plot of land for sale in Oaza Kami, Ageo, a 14-minute walk from Okegawa Station on the JR Takasaki Line and 30 minutes from Kita-Ageo Station. It lies in a residential area near the border with Okegawa City, zoned Category 1 low-rise exclusive residential (50% building coverage, 80% floor-area ratio), and fronts a designated private road about 4.0 m wide on the north side for about 10 m. Measured on OpenStreetMap in a straight line from the point obtained by geocoding the lot number with the GSI address search, the Honke Kamadoya takeout bento shop is about 210 m away, a 7-Eleven about 520 m and the LOPIA supermarket about 590 m (all in Oaza Kami, Ageo).
The land is 79.3 m² (about 24 tsubo), freehold, with the land category of residential land and no building-contractor condition. The lot plan shows a regular rectangle about 7.93 m wide and 10.00 m deep. Public water, public sewerage and city gas are listed. ⚠️ The listing includes a disclosure: the previous owner died of illness inside the former house (no criminal circumstances). That house has been demolished and the site is now vacant land.
For the assessment we used 88,000 yen/m², the most common value on the local streets of the part of Oaza Kami where the property is located in the 2026 (Reiwa 8) rosenka maps, giving a land value of about 6.98 million yen and an assessed ratio of about 85.1% of the 8.2 million yen price. The map pin in the listing pointed to a spot about 1.5 km from the lot number and was not used. In short, this is a regular-shaped vacant lot within reach of Okegawa Station, and the registry treatment of the 20 m² private-road burden is the main point to confirm.
