We checked the site drawing in athome's floor plan and four photos, and counted the route prices of the local roads in Sezaki 6-chome on three sheets of the FY2026 route price maps. We also used the photos to check whether this is a flag-shaped lot and how high the neighboring boundaries are.
What We Could Not Confirm
- We read the site drawing's dimensions as a rectangular lot, but if there were a pole-shaped strip on the road side to deduct from the effective site area, the assessed ratio would fall below 80% once the deduction exceeded about 9.1 m². The lot's shape should be confirmed with a surveyed land plan or similar document.
- The dead-end part the lot faces may not have its own route price. Applying the nearby 110,000 yen/m² would give an assessed ratio of about 80.7%, and 105,000 yen/m² about 78.8%.
- From the photos we cannot tell for certain whether the block wall on the east boundary (four courses, about 0.8 m) retains the neighbor's soil, or how large the height difference is if it does.
- On the west boundary, only part of a low block wall is visible at the back of the exterior photo; its full length has not been checked.

For the assessment, we took 115,000 yen/m², the most common FY2026 (Reiwa 8) route price on the local roads of Sezaki 6-chome. The land's assessed value is about 17.61 million yen and the building's about 15.28 million yen, for an assessed ratio of about 82.6% of the price. The route price has risen every year, from 105,000 yen/m² in 2024 and 110,000 yen/m² in 2025. Based on the dimensions in the floor plan's site drawing, we judged that this is not a flag-shaped lot and made no area deduction. ⚠️ The dead-end part the lot faces may not have its own route price; applying the nearby 110,000 yen/m² would give about 80.7%, and 105,000 yen/m² about 78.8%.
Photos show the parking area as a flat concrete slab with a step of about 10 cm from the road, no retaining walls or stepped access, and a detached house standing apart from its neighbors. ⚠️ The east boundary is a mesh fence on four courses of concrete blocks (about 0.8 m), and the neighboring ground may be higher and retained by this wall. In summary, this is a 7-year-old wooden 4LDK whose assessed ratio moves by a few points depending on which route price is applied.
