Because the apartment part is also listed separately at the same address, we compared the figures in both listings and checked the road price and the ground levels around the lot using the 2026 (Reiwa 8) road price map, the two site photos and elevation data from the Geospatial Information Authority of Japan.
What We Could Not Confirm
- Working back from the figures of the separate listing for the apartment part alone, the house part alone has a floor area ratio of about 89.6%, above the designated 80%. Whether the house and the apartment building received building confirmation as separate sites, and whether there are parts such as a garage excluded from the floor area ratio, needs to be confirmed with the agent. No building confirmation number or inspection certificate is given either.
- The ground behind the old block wall to the right of the gate post (about 1.4 m) could not be determined from the photos, and we judged there is no step from elevation data. The step at the house entrance approach (at most about 0.6 m) is also an estimate from the photos, not a measurement.
