How We Checked This Property
Because the listing for Oaza Haraichi gives no lot number, we narrowed the area using the listed distances to nearby facilities, read the 2026 road price maps for that area, and checked the road access and ground levels with ten on-site photos of the construction and elevation data.
What We Could Not Confirm
- The registered land category is farmland (field), and the listing says nothing about a farmland conversion notification. The site is prepared and under construction, but whether a notification is required and its status need to be confirmed with the agent.
- The listing does not state the type of the 4 m unpaved private road on the northeast that provides access, such as whether it is a designated road.
- The lot number is not listed, and the road price is the value for an area estimated from distances to nearby facilities. Outside that area there is also a street at 63,000 yen/㎡; using that value, the assessed ratio would be about 78.3%.
- No photo shows the southwest (rear) neighbor boundary head-on; we judged it flat from what is visible between the buildings.
- The property is listed on Kenbiya in the detached rental house category, but the yield and expected rent have not been set, so the rental income and expenses cannot be determined from the listing.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
A newly built detached house in Oaza Haraichi, Ageo, one of two units in a small development (named "Ageo Haraichi No. 9"). It is a 20-minute walk (1,600 m) from Higashi-Omiya Station on the JR Utsunomiya Line (Tohoku Main Line), and also a 20-minute walk from both Yoshinohara and Haraichi stations on the New Shuttle. Oaza Haraichi covers a wide area and the listing does not give a lot number, so we estimated the area where the property lies from the listed distances to nearby facilities (east of the Saitama–Shobu prefectural road). It is a two-story wooden 4LDK with a floor area of 104.33 ㎡ on a surveyed lot of 132.3 ㎡. The house is scheduled for completion in November 2026 and is still under construction, with handover planned for late November 2026. Building confirmation has been obtained, and the land is not sold with a building condition.
Freehold, in a Category 1 low-rise exclusive residential zone (50% building coverage, 80% floor area ratio) within the urbanization promotion area. Public water, sewer and propane gas, with a parking space. Access is from a 4 m wide private road (unpaved gravel) on the northeast; the listing does not state the road type, such as whether it is a designated road. The private road burden of 79 ㎡ (a 1/4 co-ownership share) is regarded as a separate parcel from the lot area, so no area is deducted in the valuation. On Kenbiya the property is listed in the detached rental house category, but the yield and expected rent have not been set. The listing is handled by Sun City Home Omiya Head Office (brokerage), and the neighboring unit is listed at 44.8 million yen (land 131.71 ㎡, building 101.84 ㎡).
⚠️ The registered land category is farmland (field). The site has already been prepared and the house is under construction, but the listing says nothing about a farmland conversion notification, so whether one is required and its status need to be confirmed with the agent. In the valuation the land is assessed as comparable to residential land, deducting a land-leveling cost of 800 yen/㎡ from the road price, based on Saitama Prefecture's table of residential land preparation costs. Because the site is already prepared, even the leveling cost may be unnecessary; without that deduction the assessed ratio would be about 84.9%. In the ten listing photos, the lot, the private road and the neighboring lots are at almost the same level, with no retaining wall, step at the road or stairs, and the two houses stand as separate buildings.
The land is valued at the 2026 road price of 82,000 yen/㎡ (leasehold ratio D). The local streets in the estimated area range from 76,000 to 88,000 yen/㎡; the most common values, 82,000 and 83,000 yen/㎡, were tied, so we adopted the lower 82,000 yen/㎡. The same route rose from 79,000 to 80,000 to 82,000 yen/㎡ over three years. The building is valued as a new wooden house, and the assessed ratio is about 84.7%. At the lowest value in the area, 76,000 yen/㎡, it would be about 82.7%, and at 87,000 yen/㎡, which is common when the area is narrowed further, about 86.3%. Outside the estimated area, a street at 63,000 yen/㎡ west of the prefectural road would give about 78.3%. Because the lot number is not disclosed, distances to nearby places are straight-line distances on OpenStreetMap from the center of the estimated area.
