How We Checked This Property
We traced the local streets of Fukuoka-chuo 2-chome on two FY2026 route price map sheets, and checked the lot and surrounding ground levels using three listing photos and GSI elevation data.
What We Could Not Confirm
- The listing gives a wooden structure, but the building may be a modular steel-frame structure; the property registry should be checked.
- It is not confirmed whether the northeast road the lot faces is at the representative 160,000 yen/㎡ or the neighboring 155,000 yen/㎡ band (at 155,000 yen/㎡ the ratio is about 83.0%).
- The rear (southwest) boundary is not shown in the photos. Elevation data show a difference of at most 0.5 m, but this has not been checked on site.
- The sublease is listed as cancellable, but the sublease rent and the conditions and timing of cancellation cannot be read from the listing.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
This is a whole apartment building in Fukuoka-chuo 2-chome, Fujimino, an 11-minute walk from Kami-Fukuoka Station on the Tobu Tojo Line, in a Category 1 Residential Zone. The lot fronts a public road about 4 m wide on its northeast side for about 18.6 m. Toward the station in Kamifukuoka 1-chome there are a Lawson (about 430 m), Tobu Store Kamifukuoka and Yaoko supermarkets (both about 680 m), and Hidakaya, Matsuya and a cafe (about 580-600 m). Distances are straight-line distances between the store locations on OpenStreetMap and the property's address point from the GSI address search, not walking routes.
The building, "Familia", is a two-story wooden structure completed in September 2006 with six units: three 1LDK and three 2LDK (46.49-58.86 ㎡ each). Each unit has its own entrance and a separate bath and toilet, and there are six parking spaces. The land is 482.73 ㎡ of freehold, the total floor area is 324 ㎡, and the building coverage and floor area ratios are 60% and 200%. The price is 98 million yen with a gross yield of 6.08% (5.963 million yen per year when fully occupied). The building is currently fully occupied and under a master-lease (sublease) agreement that can be cancelled. The seller is exempt from liability for nonconformity of the building.
Using the FY2026 (Reiwa 8) route price map, the representative value is 160,000 yen/㎡ (leasehold ratio D), the most common value on the local streets of Fukuoka-chuo 2-chome, giving an assessed ratio of about 85.4%. A wooden building has a statutory useful life of 22 years; at 20 years old only 2 years remain, so the building value is small and the land accounts for almost all of the assessment. The property sits on the east side of block 2-8; if the northeast road it faces is in the neighboring 155,000 yen/㎡ band the ratio is about 83.0%, at the lowest band in the district (150,000 yen/㎡) it is about 80.5%, and at 165,000 yen/㎡ it is about 87.9%. The route price on this street rose from 150,000 yen/㎡ in 2024 to 160,000 yen/㎡ in 2026, about 6.7% in two years.
⚠️ The assessment uses the wooden structure shown in the listing, but the broker is Sekisui Heim Real Estate and the building may be a modular steel-frame (unit) structure. Please confirm the structure in the property registry. If it is light-gauge steel the useful life is the same 22 years and the assessment does not change; if it is heavy steel the building value would be higher. In the three photos the front road, parking area and building are at about the same level, with no retaining wall, step or stairway access visible. The rear (southwest) boundary is not shown in the photos, but GSI elevation data show a height difference of at most 0.5 m with the surroundings. The sublease rent and cancellation terms cannot be read from the listing and should be confirmed with the broker.
