How We Checked This Property
Because the road-access field is blank, we read the front private road from the floor-area-ratio note and seven listing photos, and confirmed the representative road price by counting local roads in Kitano 2-chome on the FY2026 rosenka map.
What We Could Not Confirm
- The type of the front private road (whether it qualifies as a road under the Building Standards Act, such as a designated road) is not stated, and the 4.0 m width is an inference from the floor-area-ratio note, not a measured value.
- The lot's frontage (length along the private road) cannot be confirmed from the listing or lot plan, and nothing is stated about whether rebuilding is permitted.
- Whether consent for passage and excavation on the private road (for water, sewer and gas connections) can be obtained cannot be determined from the listing.
- The old house's construction year, floor area and expected demolition cost are not given in the listing.
- The rear (southwest) boundary is not shown in the photos; the level difference was checked only with GSI elevation data.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
This is a lot for sale in Kitano 2-chome, Fujimino, in a Category 1 Residential Zone, an 11-minute walk from Kami-Fukuoka Station on the Tobu Tojo Line. It lies in the northeast part of the chome, at the end of a dead-end private road. Nearby are Yaoko Fujimino Ohara supermarket (about 340 m), FamilyMart Ohara (about 440 m), the Korean restaurant 漢江 (about 410 m), Trattoria Neo Amare (about 430 m) and Denny's Kamifukuoka (about 460 m). These are straight-line distances between OpenStreetMap shop locations and the property coordinates on the listing map, not walking routes. The Cocone Kamifukuoka shopping center near the station is 960 m away (12-minute walk) according to the listing. Utilities are public water, public sewer and city gas.
The land is 43.21 m² by registry (13.07 tsubo), freehold, with residential land category, and an old 2-story wooden house remains on it. The listing gives no construction year or floor area for the house, so the building is not included in the assessment. Rebuilding would require demolition costs on top of the price. There is no builder condition; the building coverage ratio is 60% and the floor area ratio 200%, but the listing states it is limited to 160% by the width of the front road. It is a small 13-tsubo lot, so with 60% coverage the building footprint would be about 25.9 m². In addition, a 6/52 co-ownership share of a private road of about 85 m² comes with the lot, but it is a separate parcel not included in the 43.21 m² (Mitsui Rehouse's own site also notes a "separate private road"), so it was neither deducted from nor added to the assessment. In the seven listing photos, the private road surface and the site are at almost the same level, and no retaining wall, step of 1 m or more, or stairway access is visible.
⚠️ Road access has not been confirmed. The road-access field is blank on both SUUMO and Mitsui Rehouse's own website, and the lot plan shows only a "in preparation" image. The photos show the lot at the end of a paved dead-end private road on the northeast side, but the 4.0 m road width was inferred from the floor-area-ratio note (limited to 160% by front-road width) and is not stated in the listing. Whether the private road qualifies as a road under the Building Standards Act (such as a designated road), and the width of the lot's frontage, have not been confirmed, and the listing says nothing about whether rebuilding is permitted. Anyone considering it should confirm the road type, frontage, and consent for passage and excavation on the private road with the listing agent, Mitsui Rehouse Fujimino Center.
For the assessment we used the FY2026 (Reiwa 8) rosenka map and adopted ¥150,000/m² (leasehold ratio D), the most common value among local roads in Kitano 2-chome, giving about 108%. The private road in front has no road price of its own, so the chome's representative value was used. Even the lowest value in the chome, ¥125,000/m², gives about 90.0%. The road used for the representative value rose from ¥140,000 (2024) to ¥145,000 (2025) and ¥150,000/m² (2026). The ¥6 million price is below the total road-price value (about ¥6.48 million); this likely reflects the small 13-tsubo lot, its location at the back of a private road, the blank road-access information, and the buyer bearing the cost of demolishing the old house.
