Rather than republishing the listing as is, we counted the local streets of Nishiaoki 4-chome on the FY2026 route price map and cross-checked the figures in the SUUMO, at home and Kenbiya listings against site photos and the plot plan to confirm the assumptions on area, number of storeys and price.
What We Could Not Confirm
- The 108.06 m² floor area includes a built-in garage of about 14.07 m² on the ground floor. Valuing the building without the garage gives an assessed ratio of about 79.08%, below 80%.
- The listing does not explain what the separately excluded 1.95 m² is (corner cut-off, road setback, etc.), and we could not confirm it.
- The designated road on the west that the house directly faces has no route price, so we used the most common local street value in the district, ¥290,000/m². The municipal road to the north of the development appears to be on a ¥295,000/m² route.

A newly built three-storey wooden detached house completed in August 2026 in Nishiaoki 4-chome, Kawaguchi (house No. 2 of a two-house development; No. 1 is shown as sold). The nearest station is Nishi-Kawaguchi on the JR Keihin-Tohoku Line; listings give a 12- or 14-minute walk, and we use the longer 14 minutes. The assessed ratio is about 85.55%. ⚠️ The 108.06 m² floor area includes a built-in garage of about 14.07 m² on the ground floor (about 13% of the floor area); valuing the building without the garage gives about 79.08%, below 80%.
The land is 60.99 m² freehold. One agent's listing notes a separately excluded portion of 1.95 m², so we valued 59.04 m² after deducting it (without the deduction the ratio would be about 86.74%). There is also a private road portion of 13.25 m² that is not included in the land area. The site faces a 4 m designated private road on the west with a frontage of about 8.2 m, and the development as a whole also faces an 8 m municipal road to the north. Zoning is Category 1 Residential (60% coverage, 200% floor area ratio, effectively 160% due to road width), in a quasi-fire prevention district and a designated land development regulation area.
The house has 108.06 m² of floor area with 3LDK plus a service room (17.4-tatami LDK). The Kenbiya listing says two storeys and not yet completed, but the floor plans show three storeys and photos on other sites show it finished, so we treat it as a completed three-storey new build. We use the lowest asking price among the listings, ¥47.8 million (SUUMO and at home); at the Kenbiya price of ¥49.8 million the ratio would be about 82.12%. As a new build, the building accounts for about 50% of the price in the assessment.
For the route price we used ¥290,000/m², the most common value on the local streets of Nishiaoki 4-chome; the same route rose from ¥260,000 (2024) to ¥280,000 (2025) and ¥290,000/m² (2026), about 11.5% over two years (leasehold ratio D). The designated road the house directly faces has no route price of its own. Photos show the site level with the road, with only block walls on the neighbouring boundaries and no retaining wall or steps, in a flat low-lying area about 2.7 m above sea level. No yield is listed; whether for owner occupation or rental, the high share of building value in a new build should be taken into account.
