How We Checked This Property
Rather than reposting the listing as is, we checked the 2026 route price map, the images and sales drawings on four listing sites, and GSI elevation data to confirm how the route price was chosen and the conditions of the lot.
What We Could Not Confirm
- There are no site photos, so retaining walls and the step from the front road have not been confirmed. An elevation profile through the development's listed coordinates shows the lot about 0.7-0.9 m above the front road; the height difference around Building B's entrance and parking needs to be checked on site or with the agent.
- Whether the lot is flag-shaped or the house is attached can only be inferred from the floor plan, which shows a detached building facing the south road; it has not been confirmed by a lot plan or photos.
- The house is under construction and scheduled for completion in December 2026, so the exterior condition has not been confirmed by photos. The finish should be checked after completion and before handover.
- Kenbiya lists the house as a rental detached house, but the expected rent and yield have not been set, so no income figures can be read from the listing.
- The sales drawing gives lot number 185, Aoyamadai 2-chome, but the street that Building B's lot faces has not been identified, so the most common route price in the block is applied.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
A newly built detached house in Aoyamadai 2-chome, Abiko, Chiba, a 19-minute walk from Tennodai Station on the JR Joban Line (1,520 m by road according to the listing). Higashi-Abiko Station on the JR Narita Line is also a 19-minute walk. The area is a Category 1 low-rise residential zone (building coverage 50%, floor area ratio 100%). The lot faces a 4.5 m-wide paved public road on the south side, and no private-road burden or setback is listed. According to the listing, KEIHOKU Super Tennodai is 600 m away, 7-Eleven Abiko Shibasakidai 3-chome 900 m, Abiko Seijinkai Hospital 600 m and Abiko Daisan Elementary School 900 m.
This is Building B of a two-house development: a 97.5 m² freehold residential lot and a two-story wooden 4LDK house with 99.97 m² of floor area (an LDK of about 16.2 tatami, four Western-style rooms and a wide balcony spanning two rooms). The floor area includes a 5.58 m² built-in garage. The house is under construction and scheduled for completion in December 2026, with handover planned for late January 2027; a design housing performance evaluation report is available. Building A of the same development (lot 93.43 m², building 94.91 m²) is offered at the same price of 33.9 million yen. Kenbiya lists the house as a rental detached house, but the rent and yield have not been set.
Against the price of 33.9 million yen, the assessed value is about 31.35 million yen, an assessed ratio of about 92.5%. We used 96,000 yen/m², the most common route price on the local streets of Aoyamadai 2-chome; it rose from 85,000 yen in 2024 to 91,000 yen in 2025 and 96,000 yen in 2026, about 12.9% over two years. Because the house is not yet complete, the building is valued in full as new (with all 22 years of its statutory useful life remaining); the figure assumes a building that is still under construction. Excluding the built-in garage from the floor area, the assessed ratio would be about 88.9%.
Note that the listing images are only floor plans, nearby facilities and sales drawings; there are no photos of the site or the building exterior. The floor plan shows both houses as detached buildings with entrances facing the south road, but retaining walls, a step from the front road, and whether the lot is flag-shaped or attached have not been confirmed by photos. Both listings point to the same coordinates, and an elevation profile through that point shows the lot about 0.7-0.9 m higher than the front road, so the height difference around Building B's entrance and parking needs to be checked on site. Distances for the supermarket and convenience store are from the listing; restaurant distances are straight-line distances from the centroid of Aoyamadai 2-chome based on OpenStreetMap.
