How We Checked This Property
Rather than reprinting the listing, we checked the 2026 roadside land value map (sheet 57068) and all eight listing photographs to confirm which roadside value applies and whether there is any level difference around the site.
What We Could Not Confirm
- The rear boundary on the southwest, footpath side is the one place we could not pin down: the listing photograph looks along the footpath rather than at the boundary, so we could not fix the height of the retaining work. The visible wall stands roughly 0.7 to 1.0 metres, but how much of that is actually holding back soil could not be read.
- The Kokubunji escarpment, a 20-metre drop, runs through the same Nakacho 1-chome. The listing makes no mention of the cliff ordinance and describes the ground as level, but the lot's position relative to the escarpment needs checking on site.
- With the lot number withheld, which block of the roadside-value map applies is an estimate narrowed down from the distances to the station and the junior high school.
- The listing gives no floor area, structure or build date for the old house, and does not say whether demolition costs are extra.
- In a Category 1 low-rise residential zone with an 80 percent floor area ratio, the floor space that can be built on an 18.5-tsubo lot is limited.

A residential lot in Nakacho 1-chome, Koganei, a 14-minute walk from Musashi-Koganei Station on the JR Chuo Line. Shops and restaurants cluster in front of the station, and there is a convenience store and a drugstore within a few minutes on the residential side. Shinjuku is about 30 minutes away on the Chuo Line rapid service.
The lot measures 61.12 sq m (about 18.5 tsubo). It sits in a Category 1 low-rise residential zone with a 50 percent building coverage ratio and an 80 percent floor area ratio. The title is freehold and no builder tie-in applies. It fronts a 4.6-metre public road on the northeast with a 4.7-metre frontage, on one side only, and carries no private-road burden. An old house stands on the land, which is sold as a lot.
The 2026 inheritance-tax roadside land value is 270,000 yen per sq m, giving a land assessment of 16.50 million yen, or 91.7 percent of the 18 million yen asking price. The roadside value has risen 8.0 percent over three years, from 250,000 yen in 2024 to 270,000 yen in 2026. The listing gives no floor area, structure or build date for the old house, so we carry the building at zero.
We opened all eight listing photographs to inspect the site's boundaries. The road runs level into the built-in garage slab with no step, and the retaining work on both neighbouring boundaries is 0.6 metres or less. Note, however, that the Kokubunji escarpment, with a 20-metre drop, runs through the same Nakacho 1-chome, and the rear boundary on the footpath side was the one place we could not pin down in the photographs.
