Rather than reprinting the listing, we matched three photographs and a site plan from another site against the listing that carried none, measured the flagpole strip from the drawing, and checked the leasehold ratio symbol on the value map.
What We Could Not Confirm
- The frontage is exactly 2.0 metres, the minimum the Building Standards Act allows. The strip is also 13.3 metres long, which may constrain building plans and access for works vehicles.
- Another site has carried the property since 29 July 2025, about 13 months. There is no record of a price revision. A different agent listed it afresh on 28 August 2026 so marketing continues, but the reason it has remained is worth asking about. Two agents are handling it — the listing agent and, on at-home, a different company.
- The representative roadside value is the most common figure for district roads in the chome, 140,000 yen per sq m, but the band on the 6-metre public road the plot fronts is 130,000 yen; at that value the assessment ratio would be 77.6 percent. The 88.34 sq m main body is read from the site plan and another site's figure, so the registered breakdown should be confirmed with the agent.
- Both listings describe the site as cleared, but the site plan on at-home is an older version showing the old house. We read it as demolished from the agent's note that no demolition cost applies.

It sits in a quiet residential area with a FamilyMart two minutes away, and Sagamihara Station on the JR Yokohama Line is reachable by a 14-minute bus ride. The area has city gas and handover is immediate.
The site is 136.85 sq m by the register and is now cleared, the old house having been demolished. Zoning is Category 1 medium-high residential with a 60 percent building coverage ratio and a 200 percent floor area ratio; the title is freehold, there is no private-road burden and no setback, and it fronts a 6-metre public road to the north-east. There is no building condition. With no building, the assessment is zero.
The 2026 inheritance-tax roadside land value is 140,000 yen per sq m. Another site lists the land as 88.34 sq m (excluding the private road and the flagpole strip), and on the site plan the main body of the plot, after removing the 2-metre-wide, 24-metre-deep strip parcel of 48.51 sq m, is indeed 88.34 sq m. Following our policy of taking the smaller figure when listings disagree, we use 88.34 sq m as effective land, giving a land assessment of 12.37 million yen, or 83.6 percent of the 14.8 million yen asking price. Deducting only the access passage (109.18 sq m) would give 103.3 percent. The roadside value has risen 12.0 percent over three years from 125,000 yen in 2024.
Note that this is a flagpole plot reached along a strip 2 metres wide and 13.3 metres deep, and the 2-metre frontage is exactly the minimum the Building Standards Act requires. Another site has carried it since July 2025, so it has been on the market about 13 months.
