Hashimoto Station (Keio Sagamihara Line / JR Yokohama Line) is a 32-minute walk. The listing cites Aihara Nursery School (64 m), Aihara Elementary School (270 m), 7-Eleven Sagamihara Nihonmatsu 4-chome (410 m) and Shinmachi Kindergarten (716 m). The site is in a Category 1 low-rise residential zone (building coverage 50%, floor-area ratio 80%) and is subject to an Article 22 fire-prevention designation, the Sagamihara landscape plan, the Cultural Properties Protection Act, the residential land development regulation (regulated development area), a height limit and shadow regulations.
This is Building 1 of the two-house development "Aihara 5th Phase": a two-story wooden 4LDK with shoes-in closet completed in July 2026, floor area 97.65 sqm on 121.27 sqm of land; building confirmation No. 25UDI1S-14888. Freehold, no setback required. It is a corner lot on a 4 m public road to the north and a 4.5 m concrete-paved private road to the east (shared by seven lots, co-ownership share 237 sqm x 1/7 + 2.19 sqm x 1/6 = 34.21 sqm), so it abuts a public road directly. No built-in garage; two open parking spaces. Kenbiya lists it as a rental house but gives no rent or yield; it is effectively a new single-family home. The same property appears on SUUMO (43.99 million yen) and LIFULL HOME'S (42.99 million yen, published 14 June 2026); we use the lowest price, 42.99 million yen.
For the assessed value we traced every local road in Aihara 4-chome on the 2026 rosenka map (sheet 78018) and took the most frequent value, 145,000 yen/sqm (leasehold ratio symbol D); the 4 m public road to the north is in this band. Land comes to about 17.58 million yen and the brand-new building to about 21.48 million yen, a total of about 39.07 million yen or 90.9% of the 42.99 million yen price. ⚠️ The listings disagree on the 34.21 sqm private-road share: SUUMO says it is "included in the land area", whereas Kenbiya by definition shows land area net of private road and HOME'S lists the same 121.27 sqm without a private-road note. Four Kenbiya photos plus SUUMO's site photo and plot plan show both the north public road and the east private road level with the lot, with no step other than the two porch steps (about 30-40 cm). The low block wall in front (two or three courses, about 40-60 cm) is a decorative wall with the same ground level on both sides, not a retaining wall; there is no level difference with the neighbors to the west or south (Building 2), and no retaining wall, stepped access or slope is visible. It is a regular lot, not a flag lot and not a row house. Vacant, immediate handover, brokered by ME PLUS Machida. The adjacent Building 2 (38.99 million yen, assessed 100.9%) is offered by the same seller at the same time and is 4 million yen cheaper with a higher ratio.
