What We Could Not Confirm
- Both exterior photos look up at the building, so the junction between the frontage road and the site is not visible. Takaishi in Asao Ward is hillside housing on the Tama Hills, an area with many retaining walls. Elevation data shows height differences across a 30 m square ranging from 0.8 m to 14.4 m depending on the block, and with the lot number withheld we could not determine which block this is. The presence and height of any retaining wall needs checking on site.
- Listing sources disagree on whether the frontage is a public or private road. If private, the burden area, the ownership share and any consent for passage and excavation all affect price and rebuilding. This belongs on the list for the important matters explanation.

A 15.6 million yen used detached house in Takaishi 5-chome, Asao Ward, Kawasaki, a 15-minute walk from Yurigaoka Station on the Odakyu Odawara Line. Land 148.76 sqm, building 112.46 sqm, wooden two-storey, 4LDK, built January 1977 (49 years old). It is currently tenanted at 130,000 yen a month, so this is an owner-change purchase, with a gross yield of 10.00%. One parking space included.
The assessed ratio is 124.0%. The inheritance-tax roadside land value for fiscal 2026 is 130,000 yen/sqm (roadside value map 72095). Multiplied by 148.76 sqm, that gives 19.33 million yen, well above the 15.6 million yen asking price. The building is 27 years past the 22-year statutory useful life for wooden structures, so its assessed value is zero — the land alone is worth 1.24 times the price. The roadside value needed to reach an 80% assessed ratio is 83,894 yen/sqm, so the conclusion holds however the map is read.
Measuring the roadside value took some work. Takaishi 5-chome spans four separate map sheets, and the address is published only to the chome level with the lot number withheld. We geocoded blocks 1 through 28 in the district using the Geospatial Information Authority address API, then fitted an affine transform against 15 block numbers printed on the map to establish which block appears on which sheet. Since the specific block cannot be pinned down, we took the modal value of the residential streets in the district, conservatively 130D. Even the lowest band in the district, 125D, gives 119.2%, and 140D near the median gives 133.5%.
One caution: the listing carries only three photos (two exteriors and a floor plan), and both exteriors are shot looking up at the building, so the ground surface and the frontage road fall outside the frame. The height difference against the road and the presence of any retaining wall therefore cannot be judged from the images. The listing on the other portal carries the identical three photos down to the pixel dimensions, the handling agent's own site has no property images, and neither SUUMO nor HOME'S carries the property.

We sampled 140 points around blocks 1 to 28 using national elevation data: elevations run from 73.9 to 115.2 m (a 41.3 m range), and the median height difference across a 30 m square around each block centre is 6.35 m. The variation between blocks is large, though: the central plateau blocks (14 to 18 and 20), which correspond to a 15-minute walk from the station, show differences of only 1 to 2 m. With the lot number withheld we could not determine which block this property sits in.
One more point: the road classification differs between listing sources. One shows "public road, south, 4.00 m" while the other portal and the agent's own site show "private road". We took the conservative reading and treated it as private, but no source states a private road burden area, so no deduction was applied. Even deducting a notional 20 sqm, the assessed ratio would be 107.3%, still above 80%.
