The site plan in the listing says plainly that this is a flagpole plot with a 2 m frontage. The pole's area is not stated, so we measured it off the plan. We also worked out which block the site sits in, from the facility distances in the listing, because the roadside value map for this district spans four sheets.
What We Could Not Confirm
- The stone-effect wall on the northern boundary is completely covered in ivy, hiding the ground line on the neighbouring side, so its retaining height could not be settled. The access strip is flat right up to the foot of the wall, and the same boundary seen from the entrance side is a 0.3 to 0.4 m footing with a timber-effect fence, but there is no positive confirmation that it retains less than 1 m.
- The 21.5 sqm pole area is our own measurement off the site plan. The listing gives no dimensions for the pole, so a survey plan or a site visit is needed to confirm it. A longer pole means less usable land and a lower assessed ratio.
- This is a flagpole plot with a 2 m frontage. That just satisfies the Building Standards Act requirement of 2 m, but a 2 m-wide pole constrains construction vehicle access and any future rebuild. Parking also depends on the width of the pole.

About This Property
A 14 million yen plot with an old house in Hirado 2-chome, Totsuka Ward, Yokohama, a 20-minute walk from Higashi-Totsuka Station on the JR Yokosuka Line. Land 105.90 sqm (registered). By bus it is 15 minutes to the Hirado 2-chome stop and 2 minutes on foot from there. The existing house was built in December 1978 (47 years old), but with no structure or floor area given its assessed value is counted as zero, so demolition costs need budgeting separately.
The assessed ratio is 90.4%. The inheritance-tax roadside land value for fiscal 2026 is 150,000 yen/sqm (roadside value map 68038). However, the site plan in the listing states plainly that this is a flagpole plot with a 2 m frontage, so the pole (access strip) has to come out of the assessment. Measuring the site plan puts the pole at about 1.96 m wide by 10.45 m deep, or about 21.5 sqm, leaving 84.40 sqm of usable land. At 150,000 yen/sqm that is 12.66 million yen, or 90.4% of the 14 million yen price. Without the deduction it would be 15.88 million yen and 113.5%, but we have taken the conservative figure as the headline.
Pinning down the location took some work. Hirado 2-chome spans four roadside value map sheets, with residential street values ranging from 145D to 195D — a spread of 35%. The coordinates in the listing HTML are a chome-level geocode with no lot number, and plotting them on the map puts the site in neighbouring Hirado 3-chome, so they were unusable. Instead we calibrated the map against the real coordinates of three facilities annotated on it (a kindergarten, a post office and a park), then solved for the position by least squares from the six facility distances given in the listing. The answer falls inside block 34 of Hirado 2-chome, with Sanno-yama Park at 349 m (listing says 350 m) and the bus stop at 153 m (listing says about 150 m) — a good match.
The residential streets around this block read 165D to the west, 170D to the north and 150D to the east and south, and we took the conservative 150D. On sensitivity, even the lowest value anywhere in Hirado 2-chome, 145D, gives 87.4%, while the district mode of 170 to 180D gives 102.5 to 108.5%. The roadside value needed to reach 80% is 132,701 yen/sqm, and no street in Hirado 2-chome falls below that.
The listing describes the terrain as "elevated" and includes views from the first and second floors. That reflects Hirado 2-chome sitting on a ridge at 52 to 58 m above sea level looking down over the Higashi-Totsuka valley, rather than the site itself standing on a terrace. Measuring a 32 m square around the site on a 4 m mesh using national 1 m laser survey data gave 52.0 to 56.2 m — a gentle slope falling about 11% to the east — with a maximum difference of about 1.0 m between adjacent cells. No abrupt jump of the kind a retaining wall or terrace step would produce was detected.
The pole is a flat concrete apron level with the road, with no step at the boundary. There is not a single step between there and the entrance, so this is not stepped access either. The southern boundary is two courses of decorative block, giving a retaining height of 0.4 to 0.6 m. Only the northern boundary could not be settled: the stone-effect wall is completely covered in ivy, hiding the ground line on the neighbouring side.
