Neither coordinates nor a lot number appear in the listing, so we identified the block from two independent lines of evidence: walking times and zoning.
What We Could Not Confirm
- At 28.88 sqm (about 8.7 tsubo) this is an extremely small plot. Whether it falls below Sumida Ward's minimum site area, and if so whether it qualifies for exemption as a site predating the ordinance, needs checking with the ward office.
- The result is sensitive to which roadside value band is chosen. The 440,000 yen/sqm we used gives 82.87%, the neighbouring 430C gives 80.98%, but 420D drops below 80% at 79.10%. We identified the block from two independent lines of evidence, but the individual roadside value would be settled once the lot number is known.
- The listed "9-minute walk to Keisei-Hikifune Station" could not be reproduced by pedestrian routing. It does not hold from any block in Mukojima 5-chome, and works out at about 1,048 m or 14 minutes from block 34. It appears to be a copy of the Hikifune line, so treat that figure with caution.
- No structure, floor area or build date is given for the existing house. Its assessed value is taken as zero, but a demolition quote needs the structure and size.

A 15 million yen plot with an old house in Mukojima 5-chome, Sumida Ward, Tokyo, a 9-minute walk from Hikifune Station on the Tobu Kameido Line. Land 28.88 sqm (registered, about 8.7 tsubo). Keisei-Hikifune Station on the Keisei Oshiage Line and Oshiage Station on the Tokyo Metro Hanzomon Line are also within walking distance, giving three stations to choose from. The existing house has no structure, floor area or build date given, so its assessed value is counted as zero and demolition costs need budgeting separately.
The assessed ratio is 82.87%. The inheritance-tax roadside land value for fiscal 2026 is 440,000 yen/sqm (roadside value map 27002). A setback of 0.63 sqm on the north-west side is marked on the site plan, leaving 28.25 sqm of usable land, which comes to 12.43 million yen — 82.87% of the 15 million yen price. Without the setback deduction, 28.88 sqm gives 84.71%, so it clears 80% either way. The roadside value has risen 26% in three years: 350,000 yen in 2024, 380,000 in 2025 and 440,000 in 2026.
Locating the site was decisive here. Mukojima 5-chome is split by the Mito Kaido, with values running 410C to 590C on the west side and 300D to 440D on the east — a difference of more than 1.3 times. Since that gap alone flips the 80% verdict, we had to establish which side the site is on. The listing HTML publishes no coordinates and no lot number, so we narrowed it down using two independent lines of evidence.
The first is walking time. We geocoded all 50 blocks in Mukojima 5-chome using the Geospatial Information Authority address API and measured the road distance to each station with pedestrian routing. The listed "9 minutes to Hikifune" is satisfied by blocks 34, 35, 40 and 46; the listed "13 minutes to Oshiage" by blocks 30, 34 and 35. Only blocks 34 and 35 satisfy both. The second is zoning: national land numerical information puts blocks 34 and 35 in a commercial zone at 80/400, matching the listed 80% coverage and 400% floor area ratio. Neighbouring blocks 33, 36 and 37 are commercial 80/500, blocks 49 and 50 are neighbourhood commercial 80/300, and blocks 1, 4 and 5 are Category I Residential 60/200 — none of which match. Both lines pointed to the same blocks, placing the site east of the Mito Kaido.
Five of the seven residential streets bordering blocks 34 and 35 read 440C or 440D, so we took the mode of 440,000 yen/sqm. The sensitivity deserves stating plainly: the neighbouring 430C still gives 80.98%, but 420D on the north side of block 35 gives 79.10%, and 410D further east gives 77.22%. The margin that could flip the conclusion is about 20,000 yen/sqm, so this property is sensitive to which band is chosen. The district-wide mode is 520C, pulled up by the higher western bands, but we used the actual bands around blocks 34 and 35 instead.
On the photo check, both frontage roads are flat asphalt with the road and site surfaces at much the same level. There are no retaining walls and no slope faces. Given the 28.88 sqm plot we suspected a party-wall row house and enlarged the exterior photo threefold, but found this building's own external walls rising independently on both sides, downpipes at both corners, its own electricity meter on the right-hand wall, and a full-height gap between it and the building to the right. It is a detached house.
