This is a record of tracking down the same property on the handling agent's own site to fill in the exterior, and of narrowing the block on the roadside value map down to one using the lot number.
What We Could Not Confirm
- The frontage field is blank, with no direction, width or classification given for the road, and no photo we obtained shows the frontage. Whether a setback is required is also unverified. This needs checking with the ward office or the agent.
- Zoning differs between sources — "quasi-industrial" in one and "neighbourhood commercial" in another — and no source states the building coverage or floor area ratio. Rebuilding volume needs confirming with the ward office.
- At 66.8 sqm the plot is small, so it needs checking whether Arakawa Ward's district plan sets a minimum site area and, if so, whether the site qualifies for exemption as predating the ordinance.
- The roadside value needed to reach 80% is 392,814 yen/sqm, only 6.9% below the 420,000 yen/sqm we used. Since we took the lowest value in the district there is no room for it to fall further, but the margin is not large. Land 66.8 sqm, total floor area 84.76 sqm, wooden two-storey with four units (two on each floor), built January 1987 (39 years old). Currently tenanted and fully occupied, with an annual income at full occupancy of 2.628 million yen and a gross yield of 8.01%. Machiya Station also serves the Keisei Main Line and the Toden Arakawa tram line.
The assessed ratio is 85.54%. The inheritance-tax roadside land value for fiscal 2026 is 420,000 yen/sqm (roadside value map 46019), which across 66.8 sqm gives 28.05 million yen. The building is 17 years past the 22-year statutory useful life for wooden structures, so its assessed value is zero and this figure comes from the land alone. The roadside value has risen 16.7% in two years: 360,000 yen in 2024, 390,000 in 2025 and 420,000 in 2026.
We identified the location from the lot number. The source listing gives only the chome, but two entries for the same property on the handling agent's own site both record the lot number "Arakawa 5-chome 42-12", and the price, yield, land area, floor area, build date and unit count all match exactly. Geocoding that lot number placed the site on map 46019 in block 42, which is uniquely identifiable as the block bounded by Arakawa Fifth Ward Park (block 41) to the west, the Keisei Main Line to the south and a 520C junction to the north-west.
We took the 420C on the residential street bordering block 42 to the north-east and east. Residential streets in Arakawa 5-chome run from 420C to 520C with a mode of 460C to 470C, so this is the conservative lower bound. On sensitivity: 450C gives 91.65%, the adjacent 490C gives 99.79%, and the 520C to the north-west gives 105.90%. Since our figure is the lowest in the district and no street falls below it, no choice of street takes this below 80%. That said, the roadside value needed to reach 80% is 392,814 yen/sqm, and our figure exceeds it by only 6.9% — the margin is not large.
All three photos in the source listing are interiors (bathroom, kitchen, toilet), with no exterior and no street view. We therefore searched the handling agent's own site, identified the same property by an exact match on price, yield, land area, floor area, build date and unit count, and obtained one exterior photo and a floor plan. The exterior is a detached wooden two-storey building in white siding, with external balconies and a shared walkway serving four units on the upper floor.
Given the 66.8 sqm plot and 84.76 sqm of floor area close to the station, we checked carefully for party walls. On the north side the two roof lines end separately with sky visible between them and a utility pole standing in the gap. On the south side this building's balcony terminates at a mullion with its own downpipe running down beside it, while the neighbour's wall is set back on a different plane at a different eaves height. Neither side shares a wall — this is a free-standing building.
For retaining walls and steps, the clipped hedge partly hides the base of the building so the photo alone was not conclusive. We therefore measured the site and seven surrounding points using national 1 m laser survey data: 1.9 to 2.3 m above sea level, with a maximum range of 0.4 m across roughly 80 m. This is flat alluvial ground on the Arakawa lowland, leaving no room for a metre-scale retaining wall or step.
