About This Property
A 12.8 million yen plot with an old house in Owada-machi 1-chome, Hachioji, Tokyo, a 13-minute walk from Kita-Hachioji Station on the JR Hachiko Line. Land 86.93 sqm (26.29 tsubo, registered), one plot for sale. Freehold, zoned quasi-industrial with 60% building coverage and 200% floor area ratio, in a quasi-fire prevention district. No building conditions apply, so the homebuilder or contractor is the buyer's choice.
The assessed ratio is 108.7%. The inheritance-tax roadside land value for fiscal 2026 is 160,000 yen/sqm (roadside value map 55059), which across 86.93 sqm gives 13.90 million yen — above the 12.8 million yen asking price. The old house has no structure, floor area or build date given, so its assessed value is counted as zero and demolition costs need budgeting separately. The roadside value has risen 5,000 yen a year: 150,000 in 2024, 155,000 in 2025 and 160,000 in 2026.
We fixed the location by coordinate calibration. Starting from the property marker coordinates in the listing HTML, we enlarged and read seven block numbers (7 through 13 of Owada-machi 1-chome) on map sheet 55059 and fitted an affine transform against the coordinates for each block from the Geospatial Information Authority address API (residuals 2 to 10 m, scale about 1.03 m per point). A fractional share notation indicates the private road exists as a separate parcel, so we made no deduction. The site plan shows a near-regular shape of about 9.6 m by 9.0 m with no flagpole strip.
We inspected two site photos and the site plan. From the frontage road to the plot there is a single low step with a rubber ramp laid over it — about 0.10 to 0.15 m — and the porch rises one step, so this is not stepped access. The western boundary has a block wall, but the difference in ground level between the site and the neighbour is 0.4 to 0.65 m; anything above that is screening. The eastern side is level with the neighbour's concrete parking apron. Measuring 49 points across 60 sqm with national 1 m laser survey data gave 115.60 to 117.00 m, with a maximum difference of 0.4 m between adjacent points — no metre-scale step exists in the landform.
