Currently tenanted as an owner-change purchase, with an annual income at full occupancy of 1.32 million yen and a gross yield of 7.02%.
The assessed ratio is 135.19%. The inheritance-tax roadside land value for fiscal 2026 is 480,000 yen/sqm (roadside value map 47088), which across 52.95 sqm gives 25.41 million yen — well above the 18.8 million yen asking price. At 59 years old the building carries no assessed value whatever its structure, so this figure comes from the land alone. Land of 52.95 sqm, 59 years old, in a dense neighbourhood close to Nakaitabashi Station is exactly the profile that should raise the question of a row house. A comparable small detached house was previously declined for being one. All we can say from the floor plan is that it is a long, narrow strip running east-west, that about 85% of the ground-floor east wall has no openings, and that both upper-floor side walls are blank along their whole length. That both long sides carry one small window each sits awkwardly with a full party wall, but it is not conclusive.
Second, the frontage field is blank. Neither the direction nor the width of the road is given, so neither the need for a setback nor whether the site can be rebuilt on can be confirmed.
One more point: 63.58 sqm of floor area over two storeys gives 31.79 sqm, almost exactly the building coverage limit of 52.95 sqm × 60% = 31.77 sqm.
