How We Checked This Property

This is a flagpole plot, and depending on how the site plan is read the effective area comes out at either 66.92 sqm or 73.09 sqm. The listing also leaves the frontage field blank and states no zoning, so this is a record of filling in the conditions by going as far as the agent's own website.

Effective land area

This is a flagpole plot. The site plan gives 7.52 m north, 9.70 m west, 9.74 m east and 6.25 m south, with an access strip about 2 m wide running from the south-east to a 4.00 m road. To reconcile with the listed 73.19 sqm we read the flag as a trapezoid (7.52 m north, 6.25 m south, 9.72 m deep) giving 66.92 sqm, and deducted the remaining 6.27 sqm (about 2 m by 3.1 m) as the pole. Read the flag as a rectangle instead (7.52 m x 9.72 m = 73.09 sqm) and the pole all but disappears, matching the listed area — on that reading no deduction is needed and the ratio is 97.2%. We took the conservative 66.92 sqm. Since parking is listed as none and the strip is for pedestrian access, we did not apply our usual rule of thumb of 3 m by 10 m = 30 sqm (the dimensions put the pole at 6.3 sqm at most).

Effective land area

Our rule is that a flagpole plot whose pole falls inside the stated land area is in scope, while an access strip on a separate parcel outside the land area is not. Here the access strip is inside the listed 73.19 sqm, so we treated it as in scope. That said, the strip is about 2 m wide. Yokohama's building ordinance sets requirements on the width and length of flagpole access, and whether a rebuild would satisfy them needs checking. The length is short at about 3.1 m, but with no direction or width for the frontage road in the listing we recommend confirming with the ward office.

Locating the road price

Matching the property coordinates in the listing HTML (the property's own coordinates, not the station's) against block reference points from the Geospatial Information Authority's address API puts the site 33 m from block 26 of Kaminagaya 1-chome, 54 m from block 27 and 69 m from block 25 — inside blocks 26 and 27. Both blocks' residential streets read 170D for 2026. The arterial to the north is 175D and the band on blocks 15, 16 and 17 to the east runs 155D to 160D. Even at the lowest 155D the land assesses at 66.92 sqm x 155,000 yen = 10.37 million yen for a ratio of 81.0%, which does not fall below 80%; at 175D it is 91.5%. The choice within the band does not change the conclusion. For all three years we followed the same street on sheet 66089 by eye: 165D in 2024 and 2025, 170D in 2026 (the arterial moved 170D to 175D). The leasehold ratio symbol is D in all three years.

On-site check from photos

We obtained the four photographs in the listing at 1440 px and enlarged the 1007 by 760 content four to eight times. The eastern boundary is a concrete-block retaining wall with a mesh fence. Counting the horizontal joints at eight times magnification gives three to four courses from the site ground to the top (20 cm per course), a retaining height of about 0.6 to 0.7 m. Above the coping the ground is gravel, close to level with the neighbour (a new dark-navy and grey brick-look house), and everything above that is just mesh fence. Cross-checked against the face height of the mesh fence at the same distance, the wall is about 1.1 to 1.2 times it, consistent with a 600 to 800 mm fence. Even at the upper bound it is in the 0.7 m range, under 1 m. On the entrance side, concrete paving runs unbroken from just inside the gate posts and metal fence to the entrance porch; no steps, risers or retaining appear at all. The difference between the road (the access strip) and the site is zero to about 0.2 m.

On-site check from photos

The western boundary, however, is obscured by a large evergreen shrub. The block wall is visible but we could not estimate its retaining height. That remains unchecked. Telling the frontage photographs apart also took care. One of the photographs shows a residential street with a green verge and a pedestrian crossing, with a drop of about 0.5 to 1 m behind the guardrail — but that is a neighbouring street towards the station, not this property's frontage as shown on the site plan (a 4.00 m road plus an access strip about 2 m wide). Another photograph shows a gently rising lane about 3 to 4 m wide, which matches the frontage; its surface is continuous with no steps.

On-site check from photos

For terrain we measured an 80 m square around the property coordinates with national 1 m laser survey data: 58.5 to 70.8 m above sea level, sloping east at about 10 to 12%. Kaminagaya 1-chome is terrain where half-metre to metre steps arise between plots. Indeed, another plot in Kaminagaya 1-chome that we assessed on the same day, 30 August 2026 (15.8 million yen, 118.55 sqm), was excluded for an ashlar retaining wall about 2.5 m high on the frontage side together with about 16 steps of access. For this property no retaining over 1 m appears within the photographs, but together with the unchecked western boundary we recommend a site visit.

  • Both the listing and the agent's own website leave the frontage field blank, so the direction and width of the road are unknown. The site plan shows access to a 4.00 m road via a strip about 2 m wide, but neither the need for a setback nor whether the site can be rebuilt on can be confirmed from the listing. This needs checking with the ward office.
  • The access strip is about 2 m wide. Whether a rebuild would satisfy Yokohama's building ordinance for flagpole sites needs checking. Depending on how the site plan is read the effective area is either 66.92 sqm or 73.09 sqm, moving the ratio between 88.9% and 97.2%. We took the conservative 66.92 sqm.
  • On the western boundary an evergreen shrub hides the ground line and we could not estimate the retaining height. The eastern side is confirmed at about 0.6 to 0.7 m, under 1 m, but the west is unjudged. Kaminagaya 1-chome slopes east at 10 to 12%, so a site visit is recommended.
