A 10,800,000 yen used detached house in Yokokawa-cho, Hachioji, a 15-minute walk from Nishi-Hachioji Station on the JR Chuo Main Line. The land is 175.2 sqm and the building 128.44 sqm, a two-storey wooden 6DK built in December 1984 (41 years old). It is currently tenanted, sold as an owner-change.
The assessed ratio is 162.2%. The inheritance-tax roadside land price for 2026 is 100,000 yen/sqm (map sheet 55042), which against 175.2 sqm gives 17.52 million yen. The building is 19 years past the statutory 22-year service life for wooden structures, so its assessment is zero and this figure comes from the land alone. The roadside price moved from 95,000 yen in 2024 to 97,000 yen in 2025 and 100,000 yen in 2026.
A note on how the roadside price was measured. Yokokawa-cho is a town name without chome, and its roadside price maps span ten sheets. The residential core is sheet 55042 (which contains Yokokawa Elementary School, Yokokawa Junior High and Yokokawa Park), and we took the modal access-road value on that sheet, 100D, as the representative value. For the three-year series we tracked the same roads on the same sheet — the north-south road to the right of the Yokokawa-cho label, and the road running past Yokokawa Park to its south.
The band across the town runs 54D to 98D on the north-western edge of sheet 55041, 84D to 125D in the residential core of sheet 55042, and 78D to 130D on the southern edge of sheet 55052. No choice within that band changes the conclusion. Even the lowest value in the town, 54D, gives 87.6%, above 80%. The roadside price needed to reach 80% is 49,315 yen/sqm, well below every road in the town.
Hachioji does contain areas where no roadside price is set (multiplier areas). Sheet 55040 is entirely a multiplier area (Motohachioji-cho and Nibukata-cho), as is the southern half of sheet 55052 (Nagafusa-cho), but neither covers Yokokawa-cho. Yokokawa-cho itself carries roadside prices throughout.
In place of photographs we measured the terrain using the Geospatial Information Authority's 1 m laser survey data. Measuring a 300 m square around the centre of Yokokawa-cho at 50 m intervals gave 134.6 to 137.9 m — a relief of just 3.3 m, a gradient of about 1% falling west. It is not terrain where a metre-class step arises. But measurement is not a substitute for photographs, so retaining walls, steps, stepped access and party-wall construction all remain undetermined.
Zoning is Category I exclusively low-rise residential with 40% building coverage and 80% floor area ratio, and the land is freehold. There was no mention of a no-rebuild restriction, proviso road, cliff ordinance, leasehold or private road burden. There is no parking. The full-occupancy yield and income are not disclosed.
