How We Checked This Property

The seller's comment on this property states a land assessment figure. Rather than take it at face value, we read three roadside price map sheets ourselves to check it. The coordinates in the listing turned out not to be the lot position, so we record that limitation too.

Locating the road price

Tama-cho 1-chome spans three roadside price map sheets (59033, 59034 and 59046). The 2026 values we read were 245D, 250D, 255D, 260D, 265D, 270D and 280D across the western block group (blocks 1-27) of sheet 59033; 255D, 265D and 270D across the eastern group (blocks 28-39); 255D to 290D along the southern edge of sheet 59046 (the Hitomi Kaido frontage); and 245D and 265D on the western edge of sheet 59034. Because the LaLaport development by the station pushes the arterial frontages higher, we excluded the 280D and 290D arterials and took the modal access-road value of 255D (at 16 locations, the most common) as the representative. For the corner lot's two frontages we also took the conservative, lower value. For the three-year series we tracked the same roads on the same sheet, matching 230,000 yen in 2024, 240,000 yen in 2025 and 255,000 yen in 2026.

Locating the road price

We checked the sensitivity. The roadside price needed to reach 80% is 243,613 yen/sqm. Even the lowest value in the chome, 245,000 yen/sqm, gives 80.46%, above 80%. At our representative 255,000 yen/sqm it is 83.74%, at the adjacent 260D 85.4%, and at the 265D/270D near the property's coordinates 87.0-88.7%. No road in Tama-cho 1-chome takes it below 80%. The leasehold ratio symbol is D (60%) throughout the chome. The seller's comment gives a "land assessment of about 81 million yen", which works out at 243,700 yen/sqm — below even the lowest roadside price in the chome, 245D. Our own reading comes out higher.

Locating the road price

Locating the property had its limits. The coordinates embedded in the listing HTML return "Tama-cho 1-chome" from the Geospatial Information Authority's reverse geocoder, but they are **a chome-level approximate marker, not a lot position.** They sit only 35 m from the average of the 37 block reference points in the chome, and 347 m in a straight line from Tama Station, which does not match the stated 3-minute walk. Calibrating sheet 59033 against nine block reference points from the Geospatial Information Authority address API places the marker near blocks 19 or 21 (265D and 270D), while the 3-minute walk points to blocks 1, 2, 22 and 23 (255D to 280D). Every candidate is 255D or above, so we took the chome's modal 255D as the conservative representative.

Effective land area

We used the listed 332.33 sqm (registry) as the effective residential area, because the private road burden field is blank and no area appears in the free-text field either. However, the frontage is a 4.00 m private road to the north and a 4.00 m public road to the west, and **the possibility remains that a share or burden of the northern private road is included within the land area.** For sensitivity: at an effective 317.49 sqm the ratio is exactly 80.0%, so **a private road burden above 14.9 sqm takes it below 80%** (20 sqm would give 78.7%). As this is a borderline property, the presence and size of any private road burden needs to be confirmed by enquiry.

On-site check from photos

We opened and reviewed two exterior photographs including the frontage road. The asphalt of the frontage road runs unbroken into the site's internal path and bicycle area, with no step between road and site. The ground-floor entrance doors are at apron level, and the foot of the external stair rises only about 15-20 cm from the concrete apron. There is one span of low, cobble-faced wall at the western boundary. We cross-checked with two reference objects: a bicycle wheel of 66 cm outside diameter gives about 62 cm, and an external stair riser of 19 cm gives about 50 cm, so the earth-retention height is about 0.5-0.7 m — under 1 m even taking the upper end. The rear and parking side are fully asphalted and flat, with boundaries of one or two concrete block courses (about 0.3-0.4 m) plus metal fencing and ground at much the same level on both sides. The Geospatial Information Authority's 1 m laser survey gives 46.3-47.6 m over a 60 m square around the property (a maximum difference of 0.4 m between adjacent cells), and 44.7-49.0 m across the whole of Tama-cho 1-chome on a 40 m grid — the gentle gradient of the Musashino plateau. It is a corner lot fronting directly onto two roads, with no flagpole strip.
