The seller's comment on this property states a land assessment figure. Rather than take it at face value, we read three roadside price map sheets ourselves to check it. The coordinates in the listing turned out not to be the lot position, so we record that limitation too.
What We Could Not Confirm
- **Whether there is a private road burden could not be confirmed.** The frontage is a 4.00 m private road to the north and a 4.00 m public road to the west, but the listing's private road burden field is blank. A burden above 14.9 sqm would take the assessment below 80% (20 sqm would give 78.7%). This needs confirming with the handling agent.
- The conditions include "boundaries not demarcated, liability for contractual non-conformity disclaimed". No boundary survey will be carried out at the seller's expense, and no repair or damages can be sought for defects found after handover. The land area is also a registry figure rather than a surveyed one.
- Because the coordinates in the listing are a chome-level approximate marker rather than a lot position, the roadside price is taken as the chome's modal 255D. The band within the chome runs from 245D to 290D. Once the lot number is known the individual roadside price can be fixed.

A 101,200,000 yen apartment building in Tama-cho 1-chome, Fuchu, a 3-minute walk from Tama Station on the Seibu Tamagawa Line. The land is 332.33 sqm and the building 249.80 sqm, a two-storey light-steel-frame block of 8 units (four 2DK and four 1K, 20.00 to 43.00 sqm), built in August 1993 (33 years old). It was built by Panahome Josai, is currently fully let, and shows a gross yield of 6.41% (expected annual income 6.492 million yen).
The assessed ratio is 83.7%. The inheritance-tax roadside land price for 2026 is 255,000 yen/sqm (map sheet 59033), which against 332.33 sqm gives 84.74 million yen. The building is 11 years past the statutory 22-year service life for light steel frames, so its assessment is zero and this figure comes from the land alone. The roadside price moved from 230,000 yen in 2024 to 240,000 yen in 2025 and 255,000 yen in 2026.

We made no deduction, but if the private road burden exceeds 14.9 sqm the assessment falls below 80% (at 20 sqm it would be 78.7%). This needs to be confirmed by enquiry.
A note on how the roadside price was measured. Tama-cho 1-chome spans three roadside price map sheets (59033, 59034 and 59046). The 2026 values we read were 245D, 250D, 255D, 260D, 265D, 270D and 280D across the western block group (blocks 1-27) of sheet 59033; 255D, 265D and 270D across the eastern group (blocks 28-39); 255D to 290D along the southern edge of sheet 59046 (the Hitomi Kaido frontage); and 245D and 265D on the western edge of sheet 59034. Excluding the arterials at 280D and 290D, the modal access-road value is 255D at 16 locations, and we took that as the representative. For the corner lot's two frontages we also took the conservative, lower value.
We checked the sensitivity. The roadside price needed to reach 80% is 243,613 yen/sqm. Even the lowest value in the chome, 245,000 yen/sqm, gives 80.46%, above 80%. At our representative 255,000 yen/sqm it is 83.74%, at the adjacent 260D 85.4%, and at the 265D/270D near the property's coordinates 87.0-88.7%. No road in Tama-cho 1-chome takes it below 80%.
We should also record the limits of locating the property. The coordinates embedded in the listing HTML are a chome-level approximate marker, not a lot position. They sit only 35 m from the average of the 37 block reference points in the chome, and 347 m in a straight line from Tama Station, which does not match the stated 3-minute walk. Calibrating sheet 59033 against nine block reference points from the Geospatial Information Authority address API places the marker near blocks 19 or 21 (265D and 270D), while the 3-minute walk points to blocks 1, 2, 22 and 23 (255D to 280D). Every candidate is 255D or above, so we took the chome's modal 255D as the conservative representative.
The seller's comment gives a "land assessment of about 81 million yen", which works out at 243,700 yen/sqm — below even the lowest roadside price in the chome, 245D. Our own reading comes out higher.
We reviewed two exterior photographs. The asphalt of the frontage road runs unbroken into the site's internal path, with no step between road and site. There is one span of low, cobble-faced wall at the western boundary, but measuring against two reference objects — a bicycle wheel of 66 cm outside diameter and an external stair riser of 19 cm — gives an earth-retention height of about 0.5-0.7 m, under 1 m even at the upper end. The rear and parking side are fully asphalted and flat, with boundaries of one or two block courses (about 0.3-0.4 m) and fencing, and ground at much the same level on both sides. The Geospatial Information Authority's 1 m laser survey gives 46.3-47.6 m over a 60 m square around the property and 44.7-49.0 m across the whole of Tama-cho 1-chome — the gentle gradient of the Musashino plateau.
Zoning is Category I exclusively low-rise residential with 40% building coverage and 80% floor area ratio; the 249.80 sqm of floor area is 75.2% of the 332.33 sqm site, within the limit. The land is freehold. There was no mention of a cliff ordinance, no-rebuild restriction, proviso road or building conditions. The seller's comment notes a LaLaport development planned by the station.
