How We Checked This Property

Rather than reprinting the listing as it stands, we checked the figures against the 2026 roadside land value map, the three photographs in the listing and national elevation data. The chome is withheld for this property, so we also set out how we narrowed down its position.

Locating the road price

We traced the streets of Takaidohigashi on the 2026 roadside land value map (sheet 42047). Because the chome and lot number are withheld, we put the coordinates from the listing page through the Geospatial Information Authority reverse geocoder, confirmed Takaidohigashi 1-chome, and reverse-geocoded ten bearings to narrow the blocks within a four-minute walk of the station. The streets touching those blocks run from 590,000 to 740,000 yen per square metre, so we took 590,000 yen, both the lowest and the most common.

Locating the road price

We also worked out what the values we did not take would give. The lowest figure found across all four sheets covering Takaidohigashi, 510,000 yen, gives 85.0 percent; the neighbouring 610,000 yen gives 101.4 percent; the 560,000 yen quoted on the seller's own sheet gives 93.2 percent. Reaching 80 percent needs 479,572 yen, so none of these fall below our threshold.

Building valuation assumptions

Completed in February 2005 in light-gauge steel, the building is 21 years old by our method. Against a 22-year statutory life that leaves one year, so the building is valued at 1,188,600 yen, just 1.3 percent of the total assessment. At 22 years it becomes zero and the ratio drops to 96.8 percent.

Effective land area

The private-road burden field is blank and the remarks record no private-road burden, set-back or sloped portion. The photographs show no sign of a flag-shaped extension either, so we used the listed land area of 152.66 square metres from the register as the basis for the assessment.

On-site check from photos

We opened all three photographs at full size. The entrance rises two tiles, about 30 centimetres, from the paved apron; otherwise the road and the site are level with each other. The block walls and fences on the rear and side boundaries all have level ground on both sides and retain no earth. Twenty-five readings from the one-metre elevation data across a 40-metre square around the site fall between 44.4 and 44.6 metres, a spread of 20 centimetres. It is neither a flag-shaped lot nor a terraced building.

Rights and restrictions

Category 1 exclusively low-rise residential zoning with 50 percent building coverage and 100 percent floor area caps a rebuild at 76.33 square metres of building area and 152.66 square metres of floor area. An absolute height limit, exterior wall setbacks and a north-side slope restriction also apply, so the current four units may not be reproducible.

What We Could Not Confirm

  • The listing gives the address to the town name only; the chome and lot number are withheld. The position rests on narrowing from the coordinates in the listing page, and the roadside value is a block-level judgement. If the lot number were known the figure could rise from 590,000 to 610,000 yen per square metre.
  • The expected annual income of 3,906,000 yen is the figure in the listing; the current rent, contract term and move-in date for each unit are not given. The basis of the 4.20 percent gross yield should be confirmed with the seller or the agent.
  • The listing does not say whether there is parking. For a four-unit building in a Category 1 exclusively low-rise residential district, whether bicycle or car parking fits on the site affects how easily the units let.
  • No building confirmation number is given, so we could not check whether the current building coverage and floor area ratios comply with the zoning. The 118.86 square metres of floor area does sit within the 152.66 square metre cap implied by the 100 percent floor area ratio.
