What We Could Not Confirm

- The 21.6 square metres we deducted for the access strip is calculated from the dimensions printed on the listing plan, not from a survey drawing or a confirmed survey. The effective site area may change once the plot is surveyed.
- The area implied by the dimensions on the plan is about 95.1 square metres, some 5.8 square metres less than the registered 100.89 square metres. Which figure is correct needs a confirmed survey.
- The plot is vacant so there is no building to inspect, but the listing says nothing about whether a ground survey has been carried out or what it found.

About This Property
This is a plot of land in 1-chome Higashi-Hashimoto, Midori Ward, Sagamihara City, Kanagawa Prefecture, a 15-minute walk from Hashimoto Station on the JR Yokohama Line. Hashimoto is also served by the JR Sagami Line and the Keio Sagamihara Line, and it is the area where a new station on the Chuo Shinkansen maglev is planned. The roadside land value has risen three years running.
The asking price is 22,800,000 yen for 100.89 square metres on the register. The plot is vacant and handed over as such, with no building conditions attached. The land is held in freehold, the zoning is Category 1 residential with a 60 percent building coverage ratio and a 200 percent floor area ratio, and mains water, sewerage and city gas are connected.
A word on the shape. This is a flag-shaped lot. The plan in the listing shows a 2.0-metre frontage onto a 6-metre city road, a private access strip 10.8 metres long, and then the flag itself, about 10.0 metres along its north edge and 7.2 to 7.8 metres deep. We excluded the 21.6 square metres of the access strip from the assessment and valued the remaining 79.29 square metres. Without that deduction the ratio would be 106.2 percent, so this is the single assumption that moves the figure most.
Our assessed value is 19,029,600 yen, which is 83.5 percent of the asking price. There is no building to value. For the roadside land value we traced the streets of Higashi-Hashimoto 1-chome on the 2026 map and took 240,000 yen per square metre, the most common value within the block. At the minority value of 235,000 yen the ratio is still 81.7 percent, and taking the strip as 22.9 square metres from the dimensions on the plan gives 82.1 percent.
The frontage meets the two-metre minimum the Building Standards Act requires, but only just, at exactly 2.0 metres. Whether a three-storey house or a large dwelling, for which the width of the access strip is regulated, can be built needs to be confirmed against the Kanagawa Prefecture and Sagamihara City building ordinances.
We looked at the site plan and the four photographs of the site. There is almost no difference in level between the city road and the plot, and the paving runs continuously from the road into the strip. The strip is flat along its full 10.8 metres, and a caption notes that a car can be parked in line along it. The northwest boundary of the strip is two or three courses of block with a fence, the southeast side is the neighbour's finished wall, and the far end of the flag is one course of block with a white fence. None of these retain more than 0.5 metres of earth. We cross-checked using the 20-centimetre block courses against the neighbouring house's window sill and door heights.
