How We Checked This Property

Rather than reprinting the listing as it stands, we checked the figures against the 2026 roadside land value map and eight photographs found in another listing of the same property. Fields left blank in the listing we started from were filled in from that other listing.

It is not expressed as a fractional share, so we treated it as private road included in the site and deducted it.

Without the deduction the ratio would be an extreme 243 percent. We treat figures like that as a sign of a constraint rather than a bargain, and a careful read of the remarks turned up the private-road burden. On-site check from photos

We checked two of the eight photographs in the other listing of the same property: the exterior and the private lane in front. The name plate and unit number plate in the exterior shot let us match it to the property in the original listing. The lane is about two metres wide with the surface and the site both flat. There is no retaining wall, step, approach stair or embankment; the only boundary structures are the neighbour's low block wall and a white fence, neither retaining earth.
