How We Checked This Property

Rather than repeat the listing, we read the FY2026 roadside land price map (sheet 76128) block by block and examined all four listing photographs to check both the figures and the condition of the site. We also set out what the photographs could not show.

Locating the road price

We magnified the FY2026 roadside price map (sheet 76128) and read every figure across the blocks of Zengyozaka 1-chome. 140D dominates; 130D and 125D appear only at the north-eastern edge towards the housing estate, and 145D lies to the south near Zengyo Karaike Park. We took the modal 140,000 yen per sq m. At 145D the ratio would be 89.9%, at 135D 83.7% and even at 130D 80.6%, so the choice of band does not change the conclusion. Following the same streets back three years gives 135,000 yen in 2024 and 140,000 yen in both 2025 and 2026.

Effective land area

The listing states no private road burden, and the photographs show a regular-shaped plot whose parking area fronts the street across a wide face, with no flagpole strip. We therefore use the listed 550.63 sq m as the effective residential land. The topography field is blank and no slope area is stated, so nothing has been deducted.

Building valuation assumptions

Light-gauge steel, built July 1994, now 32 years old. That exceeds the 22-year statutory service life, so the building is assessed at zero. Misreading the structure would change the answer materially, so we re-checked the notation on the detail page: heavy-gauge steel (34 years) would add about 11.5 million yen and reinforced concrete (47 years) about 48.9 million yen on the building side.

On-site check from photos

We enlarged and reviewed all four listing photographs (one floor plan, two exteriors, one entrance). The parking area and the ground floor are at the same level, with no step from the street, no stepped access and no retaining wall. A 15 to 20 cm kerb separates the parking from the planting strip to the west, but it is not earth-retaining. The western boundary, by contrast, is completely covered by a hedge and climbing plants, and the ground does not appear in any frame.

Rights and restrictions

The notes state that a landslide warning zone (yellow zone) runs along the western boundary. Building restrictions attach to the special warning zone (red zone), and the listing carries no red zone entry. The road frontage field is blank, and the southern side reads as a covenant road.

Listing check

The listing was published on 5 September 2026, with a next update date of 19 September. The transaction type is brokerage and handover timing is negotiable. The unit-count field reads one, but the floor plan shows all six units: 101 to 103 on the ground floor and 201 to 203 above.

What We Could Not Confirm

  • We could not determine whether there is a retaining wall or cut slope on the western boundary. In the photographs it is hidden by a hedge and climbing plants, and the ground is not visible.
  • A landslide warning zone (yellow zone) is stated to run along the boundary, so the condition of the slope on the neighbouring land to the west needs an on-site look.
  • The road frontage field is blank, so neither the width nor the classification of the road is known. The southern side reads as a covenant road, and the listing alone cannot settle whether it qualifies under the Building Standards Act.
  • The zoning, city planning and land category fields are all blank. Only the 50% building coverage and 80% floor area ratio give any indication.
  • The owner lives in the building and it is sold with tenants in place, so the interiors and occupancy of the individual units cannot be read from the listing photographs.

We examined all four listing photographs. In the front and south-east exterior shots, the asphalt parking area and the ground floor sit at the same level: there is no step up from the street, no stepped access and no retaining wall. The shared entrance is flat through to the doorway. The parking area fronts the street across a wide face, confirming a regular-shaped plot rather than a flagpole lot. The western boundary, however, is completely hidden behind an overgrown hedge and climbing plants, with neither the ground nor any wall visible in a single frame.

The listing notes state that a landslide warning zone (yellow zone) runs along the western boundary. A yellow zone differs from a special warning zone (red zone), which does carry building restrictions, but it does indicate a steep slope on the neighbouring land to the west. Since the photographs do not show the western boundary, please inspect any retaining wall or cut slope on site. The road frontage field is also blank, and the notes mention a written agreement on passage over a covenant road to the south and another on maintaining a fire-water tank beneath it. Confirming whether the site adjoins a road recognised under the Building Standards Act is best done through the municipal road register.
