How We Checked This Property

With no lot number in the listing and its coordinates pointing to the district centroid, we recovered the lot number from the same property on another site and calibrated its position on the 2026 tax map.

Locating the road price

We followed the road on the north side of the site on the 2026 tax map (sheet 61024) and took 150,000 yen/sqm. The surrounding band runs 135,000-165,000, but we used the road the listing names as the frontage. Even the lowest value in the band keeps the ratio above 80%. Three years of data were traced on the same sheet and road: 130,000, 135,000, then 150,000.

The listing gives the address only down to the district and its embedded coordinates fall on the district centroid, which does not match the stated 11-minute walk. The same property on Kenbiya disclosed a lot number, and that point sits 675 m from Koshu-Kaido and 1,198 m from Hino, matching both walking times.

Building valuation assumptions

The listings disagree on structure: steel frame on one site, reinforced concrete on another. We valued it as heavy steel given the three-storey, twelve-unit scale, but light-gauge steel would zero out the building and drop the ratio to 78.9%.

On-site check from photos

We reviewed the four listing photographs. The road, the parking area and the ground floor all sit at roughly the same level, with no retaining wall or slope visible. Government 1 m laser survey data shows only 1.0 m of variation across 120 m around the site.

Effective land area

No private-road burden, slope portion or flag-lot corridor is noted, and the plot is a regular shape with wide frontage, so we used the full 1,050.59 sqm.

We could not settle this from the listings alone, so we valued it as heavy steel (34-year statutory life) based on the three-storey, twelve-unit scale. If it were light-gauge steel, the building would value at zero at 31 years old and the assessed ratio would fall to 78.9% (land only). Reinforced concrete would push it higher. The structure needs checking against the building certificate.

Two stations serve the property: Koshu-Kaido on the Tama Toshi Monorail (11 min walk) and Hino on the JR Chuo Main Line (23 min). The listing gave no lot number, but the same property on Kenbiya disclosed one, and that location matches both walking times.
