Sampling 1-metre-resolution elevation data around the site turned up no step of a metre or more, but that is no substitute for a photograph. The plot is a 13-minute walk from Akabane Station, served by the Saikyo Line, Shonan-Shinjuku Line, Takasaki Line and Keihin-Tohoku Line. Ikebukuro is about 10 minutes away and Tokyo Station about 20. It is within walking distance of a four-line station and carries no building-contractor tie-in.
The land is 60.13 square metres by registry and the price is 18 million yen. The listing, however, notes "setback: required (area under provisional survey)". The 3.0-metre public road on the west side is under 4 metres wide, so the strip within 2 metres of the road centreline cannot be used as building land. Reading the frontage from the plot plan as about 29.7 metres, we deducted 29.7 × 0.5 = 14.85 square metres, leaving an effective area of 45.28 square metres. At the National Tax Agency's 2026 roadside price of 420,000 yen per square metre, the land comes to 19.01 million yen, or 105.7% of the price. Using the full 60.13 square metres would put it above 140%, but we report the figure after the setback deduction.
The shape has its quirks too. The plot plan shows a frontage of about 29.7 metres on the west and about 6.3 metres at the north end, tapering southward into a long, narrow triangle. The 6.3-metre frontage onto the 4-metre road to the north-east satisfies the access requirement, but the width falls from about 6.3 metres (5.8 after setback) to zero, which constrains where a building can go. With the setback area still provisional, this is a plot to judge after drawing up a concrete building plan.
