This is a whole-building sale in Kita-Koiwa 6-chome, Edogawa, Tokyo, a five-minute walk from Keisei-Koiwa Station on the Keisei Main Line. It is a mixed-gender share house of six rooms, currently tenanted and sold with the tenancies in place. Full occupancy brings 291,500 yen a month, which the listing quotes as a 7.0 percent gross yield. That figure is before property taxes and other costs, and the listing itself notes that it does not guarantee future income.
Built in April 2017, the timber-framed two-storey house is nine years old. Against a statutory useful life of 22 years for timber frame, 13 years remain, so the building still carries value in our assessment. It is assessed at 14.26 million yen, which with the land at 28.33 million yen gives a total of 42.59 million yen. Against an asking price of 49.9 million yen that is an assessed ratio of 85.4 percent. The building accounts for 33.5 percent of the total, leaving the land alone at 56.8 percent.
The site measures 88.54 sq m (about 26.8 tsubo). It is a corner plot, meeting a 4.0 m public road to the east along 9.7 m and an 8.0 m public road to the south along 0.7 m, so the main frontage is the 9.7 m on the east. The floor plan marks the road as a 'public road under Article 42(1)(1), width about 4.000 m', and nothing in the listing bears on the right to rebuild. The land is held freehold and registered as residential, with no private-road burden and no set-back. With nothing to deduct, the full 88.54 sq m carries into the assessment.
The inheritance-tax road price for FY2026 is 320,000 yen per square metre, having run 285,000 yen in 2024 and 300,000 yen in 2025 - a 12.3 percent rise over two years. Kita-Koiwa 6-chome spans five sheets of the road price map, so we matched the property coordinates in the listing against the Geospatial Information Authority's block reference points to place it on block 24 of sheet 53003.
The 320,000 yen we used is the most common band on the local streets in the north-west of that block. The shopping street through the district carries 370,000 to 510,000 yen, but those are ordinary commercial and mixed-use bands and we did not use them. The neighbouring 330,000 yen would give 87.1 percent and the lowest figure in the area, 300,000 yen, gives 81.8 percent, so being one block out would not take the ratio below 80 percent. That only happens at 285,000 yen, which was the 2024 level.
