How We Checked This Property

Rather than simply reproducing the listing, we checked the figures against the fiscal 2026 inheritance-tax road price map and national elevation and address data. Because this listing carries no photographs at all, we state up front what we could not verify, and record how far elevation measurements can fill the gap.

On-site check from photos

We could not find a single photograph of the property. The Rakumachi listing carries no property image data at all (other listings from the same company include a JSON array of images) and has no photo gallery section. The same property appears on Kenbiya (listing 47066318bf) and we confirmed that the location, the 320.79 square meters of land, the 175.55 square meters of building and the 6.05 percent yield all match, but that listing also has zero photographs. Athome returned an authentication page of about 8 kilobytes and could not be retrieved, and we could not find the property on Suumo or other sites. As a result, the presence of retaining walls, level differences at the frontage, stepped access and terraced construction are all undetermined. We are publishing it as a case where the listing simply never had photographs, on the grounds that the assessed ratio comfortably exceeds 80 percent.

Effective land area

The listed land area is 320.79 square meters (registry). Kenbiya's access field reads "one side, public road, north, frontage 2.5 meters, width 5.5 meters," and a 2.5-meter frontage on a site of over 320 square meters indicates a flag-pole lot, so we deducted 30 square meters as an estimate for the pole (2.5 meters by 12 meters) and valued the property on an effective 290.79 square meters. The actual dimensions of the pole are not stated and no plot plan or survey drawing is attached, so this is an estimate. On sensitivity, the undeducted 320.79 square meters gives 96.2 percent, and deducting the full 50 square meters that Tokyo Building Safety Ordinance Article 10-3 allows as the maximum length for a 2.5-meter pole (20 meters), leaving 270.79 square meters, still gives 81.2 percent. Neither falls below 80 percent. Rakumachi's access field gives only the road width, "public road, north, 5.50 meters," with no frontage figure, so we adopted the more conservative Kenbiya wording. No private road burden area is stated.

Locating the road price

We worked from the fiscal 2026 road price map (sheet 60055). Because the listing gives only the district name and withholds the chome, we compared Rakumachi's coordinates (35.58709870 N, 139.48347040 E) with representative points for each chome from the national address API: about 207 meters to Nokegaya 4-chome, 280 meters to 6-chome, 393 meters to 2-chome and 650 meters to 3-chome, making 4-chome the most likely. Following our rule of taking the mode of block streets within the district, sheet 60055 gives 135,000 yen as the most common figure in Nokegaya 4-chome (many at 135,000 yen, two at 130,000 yen, one at 120,000 yen, one each at 140,000 and 145,000 yen); the 4-chome portion on sheet 60054 shows 135,000, 140,000 and 130,000 yen, and the runner-up 6-chome also has a mode of 135,000 yen. The representative figure is therefore the same whether the site is in 4-chome or 6-chome. We excluded the commercial band in front of Tsurukawa Station (200,000 to 520,000 yen with symbols), the arterial band along the Setagaya-Machida prefectural road (150,000 to 190,000 yen) and bands crossing the chome boundary. The three-year figures are 130,000 yen in 2024, 130,000 yen in 2025 and 135,000 yen in 2026, matched street by street on the same sheet 60055. The leasehold ratio symbol is D, not E or lower.

Rights and restrictions

Building valuation assumptions

A two-story wood-frame building with six units and one parking space, built in June 1987 and now 39 years old. The statutory useful life for wood-frame construction is 22 years, so the building is past its useful life and is valued at zero; this assessment reflects land value alone. Unit layouts, individual floor areas and the building confirmation number are not given in the listing. No building name is stated, and the property is not one of the LivLi brand properties we exclude. Common-area expenses are listed as about 1,000 yen per month for electricity and about 5,000 yen per month for water.

What We Could Not Confirm

  • With no photographs at all, we could not determine whether retaining walls exist. Our elevation measurements show a slope rising about 7 meters over roughly 40 meters from south to north, with the frontage on the north side. Please confirm on site or from the seller's documents whether a retaining wall stands at the north boundary and, if so, whether the retained height reaches one meter or more.
  • For the same reason, the level difference between the frontage road and the site, and whether access is by steps, are both unverified. If there are steps within the site, they also affect how tenants reach the units.
  • We judged this a flag-pole lot with a 2.5-meter frontage, but the actual dimensions of the pole are not stated and the 30 square meters we deducted is an estimate. If the pole exceeds 20 meters in length, Tokyo Building Safety Ordinance Article 10-3 requires a width of at least 3 meters, so please confirm the feasibility and scale of any rebuild against a plot plan or survey drawing.
  • Without photographs we also cannot confirm that the building is not terraced. It is listed as a whole-building apartment and the six-unit count suggests a freestanding structure, but structural separation from neighboring buildings is unverified.
  • The exterior, common areas and unit interiors are all unverified. A whole-building apartment for sale in Nokegaya, Machida City, Tokyo, a 20-minute walk from Tsurukawa Station on the Odakyu Odawara Line. We adopted a fiscal 2026 road price of 135,000 yen per square meter. The listing gives only the district name and withholds the chome, so we first narrowed the location. Comparing Rakumachi's coordinates with representative points for each chome from the national address API gives roughly 207 meters to Nokegaya 4-chome, 280 meters to 6-chome, 393 meters to 2-chome and 650 meters to 3-chome, making 4-chome the most likely (6-chome second). Collecting every block street in Nokegaya 4-chome from the road price map, 135,000 yen is the most common figure, and 6-chome has the same mode of 135,000 yen. We excluded the commercial band in front of Tsurukawa Station and the arterial band along the Setagaya-Machida prefectural road as different in character. On sensitivity, the adjacent 130,000 yen band gives 84.0 percent and 140,000 yen gives 93.9 percent. However, the lowest band within 4-chome, 120,000 yen on a single dead-end street, would give 77.5 percent, below our 80 percent threshold, so the possibility of fronting that one street remains. The three-year figures are 130,000 yen in 2024, 130,000 yen in 2025 and 135,000 yen in 2026.
