Built in September 2017 (9 years old), 103.91 sqm of floor area with a 4LDK layout on a 124.36 sqm registered lot, priced at 29.99 million yen. It is currently vacant; the listing says room cleaning will be completed in October 2026. Kenbiya lists it under "rental houses" but gives no expected rent or yield.
The assessed ratio is 90.7 percent. Because the building is only 9 years old, 13 of the 22 statutory useful years for wood remain, so the building alone is assessed at about 13.51 million yen — close to half of the total. The land is valued at about 13.68 million yen at a road price of 110,000 yen per sqm. Unlike older houses that are assessed on land value alone, the building carries real weight here; note that the remaining years fall by one every year, so the building side of the assessment will decline over time.
Kenbiya's listing had only two floor-plan images, so the site photo was checked on SUUMO, which carries the same property.
