A two-storey wooden house in Katakura-machi, Hachioji, Tokyo (lot 1357-187 inside the Katakuradai subdivision), 20 minutes on foot from Hachioji-Minamino Station on the JR Yokohama Line. Built March 1983 (43 years old), 89.84 sqm of floor area with a 4K layout on a 131.05 sqm registered lot, priced at 12.8 million yen. It is a corner lot fronting 5 m public roads on the west and south. Rakumachi lists it as a rental house with an expected annual rent of 1.14 million yen (8.9 percent gross yield), but it is currently vacant and the seller states it is sold as-is and needs a full renovation from the water areas to floors and walls.
The assessed ratio is 100.3 percent. The building is past the 22-year statutory life for wood and is assessed at zero, so the land alone reaches the asking price. We used the 98,000 yen per sqm band of the west loop road the lot fronts: 131.05 sqm gives about 12.84 million yen. The most frequent band among the subdivision's neighbourhood roads is 100,000 yen, which would give 102.3 percent; either way the ratio stays above 80 percent. Three-year trend: 91,000 (2024), 95,000 (2025), 98,000 (2026).
We checked two of the ten listing photos (front and corner side) at full size. The gate sits on two or three brick steps (20–30 cm), almost level with the road, and the south boundary is a low kerb with a hedge at road level. Because the front road slopes down to the north, a stone base and white wall act as a retaining structure at the north end of the lot, but we estimate it at 0.5–0.8 m — below our 1 m exclusion threshold. The Geospatial Information Authority's 1 m LiDAR elevation data shows at most 0.6 m between the west road and the lot and 0.1–0.3 m to the north and east neighbours. A hillside 6–7 m higher lies across the road, but that is on the far side, not on the lot boundary. No stair access, not a flag lot, not a terraced unit.
Three points to note. First, the listing's remarks mention "parking: 44.80 sqm (one-half)", apparently a separately registered parking lot held in a one-half share; we did not include it in the 131.05 sqm (if it were included, the floor-area ratio of the 89.84 sqm building would exceed the 80 percent limit, so we treat 131.05 sqm as the main lot only). Second, the building needs a full renovation before it can be let. Third, Katakuradai is a hillside subdivision and the woodland across the west road is a multiplier (non-road-price) area. Zoning is Category 1 Low-Rise Residential (40/80), freehold, no private-road burden stated.
