Rather than taking the listing at face value, we traced every local road in Tomiokanishi 5-chome on the 2026 rosenka map and checked for retaining walls and level differences using Kenbiya's ten photos, the thirty photos on the same property's HOME'S listing and GSI 1 m elevation data.
What We Could Not Confirm
- The north boundary of the lot does not appear in the photos, so whether there is a retaining wall or level difference there could not be confirmed. Several properties in the adjacent Tomiokanishi 4-chome and 7-chome were passed over for retaining walls, so an on-site check is needed.
- For the block wall on the east boundary (about 1.2-1.4 m high) we read the ground on both sides as roughly level from the height of the neighbor's window sill, but the exact retained height could not be measured from the photos.
- Kenbiya lists the house as a rental house, but no expected rent or yield is given. The 43-year-old building is valued at zero, and whether to keep it for rental or rebuild depends on its actual condition.
- Handover timing is by negotiation; the listing gives no fixed date.

The house is a two-story wooden 6DK built in January 1983 (43 years old): a 6-tatami Western room, 6- and 8-tatami Japanese rooms and a DK on the first floor, three Western rooms with a kitchenette and washstand on the second. Floor area is 114.89 sqm (inner measurement) on 206.24 sqm of registered land. Freehold, no private-road burden, no setback required. Frontage is on one side only, 13 m onto a 5 m public road to the west; the plot plan shows a regular lot of 15.1 m x 13.6 m. Two parking spaces (depending on vehicle size), currently vacant and viewable, handover by negotiation. For the assessed value we traced every local road in Tomiokanishi 5-chome on the 2026 rosenka map (sheet 66196) and took the most frequent value, 165,000 yen/sqm (leasehold ratio symbol D); the road on the west side of block 33, which the lot fronts, is in the same band. The building is beyond its 22-year statutory life and valued at zero, so land alone comes to about 34.03 million yen, or 90.0% of the 37.8 million yen price. The three-year trend is 150,000 -> 160,000 -> 165,000 yen/sqm (+10.0%), and even the lowest band on the adjoining sheet, 155,000 yen/sqm, gives 84.6%.
Kenbiya's ten photos and HOME'S's thirty show a straight, flat front road on the west, with the road surface level with the concrete parking pad and no step or stepped access. The east boundary is a block wall about 1.2-1.4 m high, but the neighbor's first-floor window sill visible over it is roughly level with the top of the wall, so the ground on both sides is about the same; on the south boundary the neighbor's foundation is level with the lot, and no wall acting as a retaining structure is visible. GSI 1 m elevation data also shows only a gentle, uniform slope of about 5% around the block with no 1 m step. ⚠️ Because several properties in the adjacent Tomiokanishi 4-chome and 7-chome were passed over for retaining walls, the north boundary, which does not appear in the photos, needs an on-site check.
