How We Checked This Property
Rather than reprinting the listing, we traced every district road in Akatsuka 7-chome on the 2026 route-price map, cross-checked prices and road-access details across four listings of the same property, and confirmed the level relative to the road from athome exterior photos and 1 m elevation data.
What We Could Not Confirm
- At 37.61 sqm the plot may be below the minimum lot size Itabashi Ward sets for category-1 low-rise zones. Whether rebuilding is allowed as a pre-existing lot must be confirmed with the ward.
- The SUUMO listing retains a "land with building conditions" heading, while the same text and the other three listings read as unconditional. The broker should confirm.
- The listings do not state whether the setback area (about 2.8 sqm) is included in the registered area.
- No photos show the north and west boundaries; retaining walls or level differences there are inferred from elevation data only. About 10 m north of the plot, along the greenway, there is a step of roughly 2.3 m.
- Prices differ between the seller/agent listing and the broker listings, and the seller's position (resale purchaser or agent) cannot be told from the listings.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
A small plot with an old house in Akatsuka 7-chome, Itabashi Ward, a 12-minute walk from Shimo-Akatsuka Station on the Tobu Tojo Line and 13 minutes from Chikatetsu-Akatsuka Station on the Tokyo Metro Yurakucho and Fukutoshin Lines. The surroundings are a category-1 low-rise residential zone; a Lawson, a Co-op market, a soba shop and a Chinese restaurant sit within a few minutes' walk, and the Akatsuka Ichiban-dori shopping street and Akatsuka Elementary School are about 1 km away.
The land is a south-facing rectangular plot of 37.61 sqm (registered), fronting a 2.6 m public road on the south for 4.0 m, with a 1.3-2 m passage (a private way held in one-third co-ownership) along the east side that gives it a corner-like shape. The vacant two-storey wooden 2DK (41.81 sqm) dates from September 1981. The listings state the site is rebuildable, but because the road is narrower than 4 m a setback from the centreline will be required when rebuilding. Freehold, 50% building coverage, 100% floor-area ratio, height-control and quasi-fire-prevention district.
The asking price differs by listing: two brokers on athome ask 11.9 million yen, the seller/agent listing on SUUMO asks 12.8 million yen, and another broker 13.5 million yen. We use the lowest, 11.9 million yen. Tracing every district road in Akatsuka 7-chome on the 2026 route-price map, 330,000 yen/sqm (330D) is the most frequent band; valuing the land at that figure gives about 12.41 million yen, or 104.3% of the price. The 45-year-old building is beyond its statutory life and is not valued. The same road rose from 300,000 yen in 2024 to 310,000 in 2025 and 330,000 in 2026, up 10% in two years.
Note: at 37.61 sqm the plot may fall below the minimum lot size set by Itabashi Ward for this zone; whether it can be rebuilt as a pre-existing lot must be confirmed with the ward. The road the property fronts is one band lower at 320D, which gives 101.1%. Whether the setback area (about 2.8 sqm) is included in the registered area is not stated; deducting it gives 96.5%. The SUUMO listing still carries a "land with building conditions" heading although its text and the other listings read as unconditional, so the condition should be confirmed with the broker.
