What We Could Not Confirm
- Rakumachi's road access entry, "public road, southeast, 10.00 m, Article 42(2) road", is inconsistent: an Article 42(2) road is narrower than 4 m. 10 m is likely the frontage, but the road width and whether a setback is needed (and its area) cannot be determined from the listings and need to be confirmed with the broker or Ebina City.
- The site is in low ground along the Sagami River, and the expected flooding should be checked on the hazard map.
- Rakumachi's parking field says "1 space (vacant)"; the total number of open-air parking spaces and their lease status are not clear from the listings.

About This Property
A condominium building sold as a whole in Monzawabashi 2-chome, Ebina, Kanagawa, a 7-minute walk from Monzawabashi Station on the JR Sagami Line. It lies in the urbanization promotion area within a Category 1 residential zone (coverage 60%, floor area ratio 200%) and a quasi-fire prevention district, with shadow regulations. Ebina City's Monzawabashi Nursery School is across the road, and the elevated Ken-O Expressway runs about 90 m to the west. The listing gives no nearby facilities, so we measured straight-line distances from the Rakumachi map position (which matches the building on the GSI map) using OpenStreetMap locations: the Kaishomaru Ebina seafood restaurant is about 150 m away, the Ikkyusan yakiniku restaurant about 180 m, and 7-Eleven Ebina Monzawabashi about 210 m.
The price is 315 million yen. The land is 1,576.60 m² (about 476.92 tsubo, registered), freehold, registered as residential land, with no private road burden listed. The building is a four-story reinforced concrete structure with a flat roof, built in June 1995, containing 24 units of 3LDK (60.33 m² each). The floor area is 1,494.83 m² on Rakumachi and 1,494.86 m² on Kenbiya; we use the smaller figure. Rakumachi describes the building as fully occupied, and the gross yield is 6.77% on a full-occupancy income of 21.3348 million yen. The site has open-air parking, a covered bicycle shelter, and a water tank. The same property has been listed on Kenbiya (an earlier listing) since around December 2025 and on Rakumachi since January 2026, and the Rakumachi photos were taken in July 2024.
The land is valued at the 2026 route price of 105,000 yen/m², giving an assessed ratio of about 105.9%. The road along the south side of the lot was identified from the Rakumachi address and map position, and its value also matches the most common value on Monzawabashi 2-chome's local streets. The same street went from 100,000 yen in 2024 to 105,000 yen in 2025 and 105,000 yen in 2026. Because the land exceeds 1,000 m², applying the inheritance-tax adjustment for large-scale land (scale adjustment rate 0.771) to the land would give about 93.8%. The photos show the building and open-air parking on a flat site, with no retaining walls, slopes, or steps from the road.
