How We Checked This Property
For this let house, we checked the 2026 route price map and the two exterior photos in the listing. Because it is unclear whether the private-road burden is included in the land area, we show the assessed ratio both with and without deducting it.
What We Could Not Confirm
- The listing does not say whether the 7.92 m² private-road burden is included in the 64.74 m² land area or is a separate parcel; this needs to be checked in the land registry. It also does not mention the share in the private road or consent for passage and excavation.
- Building coverage calculated from the first-floor area is about 52-60%, which may exceed the designated 50%. Excess building coverage can affect whether and on what terms a bank will lend.
- The rear (northeast) and side boundaries do not appear in any photo. The site sits partway down a slope descending to the south, and whether there are retaining walls at those boundaries needs to be checked on site.
- As the house is let, the interior is known only from the listing photos. The lease term, renewal date and transfer of the deposit are not stated in the listing.
※ Rather than reproducing the listing as-is, we verified the figures against public sources such as the official road price maps and the listing photos. This is not based on a site visit, so please confirm on site and with the seller before deciding.

About This Property
A pre-owned detached house in Minoridai 1-chome, Matsudo, Chiba, an 8-minute walk from Minoridai Station on the Keisei Matsudo Line. Shin-Yahashira Station on the JR Musashino Line and Yahashira Station on the Keisei Matsudo Line are each a 10-minute walk. It lies in the urbanization promotion area within a Category 1 low-rise exclusive residential zone (coverage 50%, floor area ratio 100%), and the lot faces a private road (designated road) about 4.0 m wide on the southwest. The listing names no nearby stores, so we checked their locations and town blocks with OpenStreetMap and show straight-line distances from the representative point of the city block read from the listing photos. All are in Minoridai 1-chome: FamilyMart Minoridai Ekimae-dori about 320 m, TAIRAYA Minoridai about 330 m, the yakiniku restaurant Minoridai-en about 340 m, and the Korean restaurant Ridos Restaurant Minoridai about 400 m.
The price is 9.8 million yen. The building is a two-story wooden house built in July 1972 with 2LDK (an LDK of about 14 tatami) and a floor area of 58.65 m² (33.87 m² on the first floor and 24.78 m² on the second), described as renovated. It is currently let and sold with the tenant in place, at a rent of 69,000 yen a month (828,000 yen a year), for a gross yield of 8.44%. It is freehold, with no parking. ⚠️Dividing the first-floor area of 33.87 m² by the lot area gives a building coverage of about 52% (about 60% on the area after deducting the private-road burden), which may exceed the designated 50%. Excess building coverage can affect whether and on what terms a bank will lend.
⚠️Besides the land area of 64.74 m² (registered), the listing shows a private-road burden of 7.92 m², but it cannot be determined from the listing whether this is included in the 64.74 m² or is a separate parcel. We treated it as included and assessed the land on the effective area of 56.82 m² after deducting it, giving an assessed ratio of 84.1%. Without the deduction it would be 95.8%. On the 2026 route price map (sheet 09114), all the local streets around the block containing the lot are 145,000 yen/m² (leasehold ratio D), which also matches the most frequent value on the local streets of Minoridai 1-chome. The private road in front has no route price. Using the nearby 140,000 yen/m² band would give 81.2%, and 155,000 yen/m² would give 89.9% (both with the private-road burden deducted). The building is a 54-year-old wooden house past its 22-year statutory useful life, so it is valued at zero and the assessment is for the land alone. The route price rose from 120,000 yen in 2024 to 130,000 yen in 2025 and 145,000 yen in 2026, up about 20.8% over two years.
In the exterior photos, the lot sits higher than the private road in front, and from the roadside gutter one low step and four risers lead up to the entrance. The height difference is about 0.65-0.8 m (about 0.95 m even with generous riser heights). On the left side of the frontage there is a concrete-block retaining wall about 0.8 m high. Both are under 1 m, but the lot and the road differ in height and the entrance is reached by stairs. The house stands apart from the neighbors on both sides and is not on a flag-shaped lot. The rear and side boundaries do not appear in any photo, and as the site sits partway down a slope descending to the south, whether there are retaining walls at those boundaries is unknown. The value lies mainly in the land, and the treatment of the private-road burden and the building coverage are points to confirm before signing.
