Symphonia Building B, a whole apartment building in Zengyozaka 1-chome, Fujisawa, an 11-minute walk from Zengyo Station on the Odakyu Enoshima Line. Building A (6 units, 550.63 m² of land) stands to the west on the same group of lots and is listed for sale separately. This listing covers only Building B to the east (4 units, 408.42 m² of land), which has its own residential address and its own land. The Fujisawa Municipal Okoshi Elementary School is next door to the west. The listing gives no nearby facilities, so we confirmed their locations and neighborhoods on OpenStreetMap and show straight-line distances from the building position identified from the residential address and aerial photos: a Lawson in Zengyozaka 1-chome is about 410 m away, the Fuji Zengyo supermarket about 440 m, and the Gusto family restaurant in Zengyo 2-chome about 420 m. A Sotetsu Rosen supermarket is in front of Zengyo Station.
The price is 62.3 million yen. The building is a two-story light-gauge steel structure completed in July 1994 with 4 units and 276.52 m² of total floor area, on 408.42 m² of land (about 123.5 tsubo, freehold, land category: residential). The listing states it is fully occupied, with an annual full-occupancy rent of 3.744 million yen (312,000 yen per month) and a gross yield of 6.0%. The zoning, building coverage, floor area ratio and road access fields in the listing are all shown as "-". LIFULL HOME'S building information gives a coverage ratio of 50%, a floor area ratio of 80%, an urbanization promotion area and flat terrain.
For the route price, we read the local streets of Zengyozaka 1-chome on the 2026 route price map (sheet 76128) and adopted the most frequent value, 140,000 yen/m² (leasehold ratio D), as the representative value. The road on the east side of Building B's lot is also 140,000 yen/m², and the road to the south is 135,000 yen/m². At 135,000 yen/m² the assessed ratio would be 88.5%, and even at the lowest value in the district, 125,000 yen/m², it would be 81.9%. The route price has been flat at 140,000 yen/m² for three years since 2024. The building is 32 years old and past the 22-year statutory useful life for light-gauge steel, so it is valued at zero and the assessed value is the land alone. The only photo of Building B itself is one exterior shot taken before repainting, so we supplemented it with two exterior photos from the separate Building A listing and elevation data from the Geospatial Information Authority of Japan. The parking area, the agreement road to the south and the ground floor are at almost the same level, and no steps or retaining walls appear.
