We checked three sheets of the fiscal 2026 route price map, the four Kenbiya photos and lot plan, and the SUUMO listing for the same property to decide which of the district's two route price groups applies and to examine the frontage at the end of the private road.
What We Could Not Confirm
- None of the listings state the road type of the private road (whether it is a designated road under the Building Standards Act), the ownership share in it, or whether consent for passage and excavation has been obtained.
- The frontage of about 2.0m is read from a lot plan that is not a survey drawing, and it is exactly the 2m minimum frontage requirement. Whether the lot actually touches the road for at least 2m needs to be checked on a survey map. The rear boundaries on the south and east sides do not appear in the photos.
- The walking time from Aihara Station differs between Kenbiya (14 minutes) and SUUMO (17 minutes). This site shows the longer 17 minutes.
- Because the lot number is not disclosed, the route price is the most common value in the area (the western part of Hashimoto 8-chome) estimated from the distances to nearby facilities in the listing. This is a plot of land with an old house in Hashimoto 8-chome, Midori Ward, Sagamihara, Kanagawa. It is a 17-minute walk from Aihara Station on the JR Yokohama Line (14 minutes according to the Kenbiya listing); from Hashimoto Station on the JR Sagami Line, the listing gives a 6-minute bus ride and a 4-minute walk from the Onishi stop. The land is in a Category 1 low-rise exclusive residential zone (building coverage 50%, floor area ratio 80%) within the urbanization promotion area, with public water, public sewerage and city gas. According to the SUUMO listing for the same property, Lawson Sagamihara Hashimoto 8-chome is 100m away, Drug Seims Sagamihara Aihara 410m and sanwa Nishi-Hashimoto 950m. Restaurants nearby include Kitchen Vario (approx. 90m), McDonald's (approx. 110m) and Aji no Mingei (approx. 330m); these are straight-line distances from the representative point of block 28 of Hashimoto 8-chome, not from the property itself.
The land is 107.64㎡ (registered area, freehold, residential land category), and a private road burden of 14㎡ is listed separately in addition to it. There is an old house on the lot (the SUUMO listing describes the site as vacant land); the house is valued at ¥0 and the assessment covers the land only. The price is ¥16.5 million. The same property is also listed on SUUMO by a different agent for ¥18 million; we use the lower Kenbiya price. In the photos, the private road in front (a dead-end asphalt road about 4m wide) and the lot are flat, and the entrance of the old house is at almost the same level as the road. On the southwest boundary there is a block wall topped by a fence and the neighboring lot is slightly higher, but we read the retained height as about 0.2–0.6m (0.8m at most), and no retaining wall or stepped access is visible.

Hashimoto 8-chome spans three route price map sheets, and the route prices on its local streets fall into two groups: ¥150,000–175,000/㎡ on the west side (toward Aihara) and ¥210,000–235,000/㎡ on the east side (toward Hashimoto Station). From the distances to nearby facilities given in the listing, we judged the property to be in the western area and adopted ¥155,000/㎡, the most common value on local streets there. The private road in front has no route price. Adopting ¥235,000/㎡ from the east side would give 153%, but we did not do so; the lowest value at the western edge, ¥150,000/㎡, gives 97.9%.
